Job Title: Block Manager

Location: Portfolio – Milton Keynes, Northampton, Bedford, and St Neots

Salary: Up to £38,000

Working Hours: 37 hours per week (Hybrid: 4 days from home if over 90 mins from office, 2–3 days from home if closer)

Portfolio: 15 RMCs, 1 RTM, 950 units (770 flats, 160 houses)

Minimum Requirements
  • 2+ years’ block management experience
  • Must hold a valid driving licence and have access to a vehicle
  • Ideally ATPI qualified
About the Role

We are looking for an experienced Block Manager to oversee a diverse residential portfolio across MK, Northampton, Bedford, and St Neots. You will manage all aspects of property management, including leaseholder relations, service charges, compliance, maintenance, and major works. This hybrid role offers flexibility based on distance from the office.

Key Responsibilities
  • Manage day-to-day operations across 15 RMCs and 1 RTM, ensuring high standards of service and compliance
  • Produce and manage service charge budgets and accounts
  • Coordinate maintenance, repairs, and major works, liaising with contractors and residents
  • Ensure Health & Safety compliance across all sites
  • Attend and minute meetings with leaseholders and committees
  • Manage and develop on-site teams where applicable
  • Maintain accurate records and reporting on portfolio performance
  • Uphold legal and lease obligations for all properties in the portfolio
Candidate Requirements
  • Strong experience in block/property management
  • Excellent communication and organisational skills
  • Ability to manage multiple sites and priorities
  • Self-motivated with a proactive approach
  • Driving licence essential; ATPI qualification preferred
