Job summary

Niyaa People is seeking a Head of Property Operations in Ilford to lead a focused team responsible for reactive maintenance, voids and property administration. You will own end-to-end void processes, manage the void programme, and drive improvements to turnaround times while ensuring first-time certification targets are met.

Qualifications

• Substantial experience of managing a repairs and maintenance or voids function, in residential property, social housing, temporary accommodation or private sector leasing.
• Demonstrable experience of managing high-volume void turnarounds against time-critical service levels.
• Proven experience of managing external contractors, including performance management and commercial challenge.
• Experience of residential property or tenancy administration, and of the landlord relationship, sufficient to line manage an administration team credibly

Responsibilities

• Hold overall accountability for the performance of the Property Operations department, covering reactive maintenance, voids and property administration.
• Establish and maintain a single operating model across both functions, so that the landlord relationship and the works serving it are managed together rather than in parallel.
• Own the end-to-end void process from notification of vacancy through to the property being presented for Ready-to-Let certification.
• Manage the void programme as a whole, sequencing works, allocating trades, balancing competing demands, rather than treating each turnaround as an isolated job.
• Reduce void turnaround times without reliance on premature completion, and treat first-time certification pass rate as the measure of whether that is being achieved honestly

We are looking for a proactive and motivated Head of Property Operations to join a leading PropertyOperations team. This is an exciting opportunity to play a key role in delivering an efficient, customer-focused void and repair worksservice across theirschemes.

You will be based in the office 5 days a week in Ilford, managing a small team of back office staff and on-site trades!

As the Head of Property Operations , you will be reporting to the Managing Director and be expected to be visable on site and close to the office!
