Job summary

Howells Solutions Limited is seeking a Head of Planned Works & Voids to lead the delivery of planned maintenance, refurbishment and void programmes across multiple contracts in Bedfordshire, with travel to sites. You will head contract and delivery teams, ensure programmes are resourced, commercially controlled and delivered safely, on time and to a high standard.

The role requires senior operational experience in social housing and a proven ability to manage managers, labour and subcontractors

Qualifications

• Senior operational experience within Social Housing planned works and voids (highly desirable).
• Experience managing multiple contracts and geographically dispersed teams.
• Proven track record delivering programmes and meeting void targets.

Responsibilities

• Lead multiple planned works and void contracts across social housing.
• Manage and develop contract managers, site teams, direct labour and subcontractors.
• Oversee programmes including kitchens, bathrooms, roofing, and decorating.
• Drive improved void turnaround times and first-time client acceptance.
• Maintain control of budgets, forecasts, WIP, variations and profitability.
• Monitor programme, quality, productivity and client performance.
• Build strong relationships with housing associations, local authorities and residents.
• Identify delivery risks and implement effective recovery plans.
• Ensure high standards of health, safety, quality and compliance.
• Support mobilisation, new business and continuous improvement.

Head of Planned Works & Voids

Location: Bedfordshire, with travel across contracts and sites

Salary: Up to £70k plus car allowance and benefits

We are working with an established social housing maintenance contractor to recruit an experienced Head of Planned Works & Voids to lead the operational delivery of planned maintenance, refurbishment and void programmes across multiple contracts.

Reporting to the Director, you will lead contract and delivery teams, ensuring programmes are well resourced, commercially controlled and delivered safely, on time and to a high standard.
