Job description
Role Purpose

The General Assistant will carry out estate management works and minor repairs in order to keep Langstane schemes safe well maintained and attractive. The General Assistant will support the in-house trades operatives through labouring duties when required.

To be considered for this post applicants should ideally have some experience in buildings and / or grounds maintenance and understand the importance of delivering work in a safe manner however training will be provided for the right candidate. Understanding how to deliver excellent customer service is essential and the role requires physical fitness in order to lift awkward and heavy items (subject to reasonable adjustments) and operate machinery.

A vehicle is provided with this post and so a full UK driving licence is essential

Key Accountabilities
  • To operate within a scheduled appointment system using company issued PDA to receive instructions complete work orders record general communications and order materials.
  • Uplift and remove litter and debris left outside properties and record outcome of scheme inspections
  • Assist with day to day repairs including lock changes slab levelling over boarding of damaged glazing units and any other reasonable requested semi skilled works by DLO supervisor where competent or trained
  • Support the in-house trades operatives through provision of labouring duties
  • Assist with uplift of bulk items left outside properties and within communal areas of schemes and transport to skip or local tip
  • Carry out any general cleaning duties as required within schemes sweeping cleaning moss removal graffiti removal etc
  • Attend master key access visits for safety inspections emergency repairs etc
  • Uplift materials from wholesalers and deliver on site to trades operatives. Also to uplift trade waste and dispose of when required
  • Identify and report communal repairs to the Property team for action (such as broken windows);
  • To be responsible for Langstane provided vehicle (or hire vehicle on occasion) including driving respectfully completing daily inspections and weekly cleaning of vehicle
  • To be responsible for Langstane provided tools ensuring they are stored securely used appropriately and any issues with the condition of tools are raised with the Supervisor immediately
  • To be aware of current policies and procedures to ensure appropriate advise and action is provided when dealing with customer queries
  • Comply with all relevant Health and Safety legislation and be aware of risk assessments method statements and manual handling assessments relating to own area of work
  • Complete all administration processes within the relevant IT systems
  • Work collaboratively with other staff members to ensure best possible outcome for customers
  • To carry out all duties of this post in accordance with the relevant Association policies and procedures including the Equal Opportunities Policy Data Protection Policy and Health and Safety Policy.
About You - Essential criteria
  • National 5s in or equivalent in English and Mathematics
  • Experience of working in a customer focused environment
  • Trained in manual handling and a good level of overall fitness
  • Ability to communicate effectively with customers and colleagues both verbally and in writing
  • Ability to read and understand risk assessments method statements and manual handling assessments
  • Ability to prioritise workload and work on own initiativewith H&S as the primary focus
  • Basic knowledge of construction trades with ability to carry out semi skilled worksGood organisational skills with the ability to prioritise own workload
  • Practical knowledge of COSHH and safe clean up procedures for different substances and hazardous risks;
  • Proactive in identifying ways of improving service provision
  • Working knowledge of PDA or smart phone devices with basic knowledge of IT devices for example laptop or PC.
  • Ability to use own initiative and problem solve

  • Excellent interpersonal skills and able to establish effective working relationships with customers and employees

About You - Desirable criteria
  • City and Guilds time served trades
  • 2 years experience of working in construction / maintenance industry or similar social housing background
  • Understanding of CDM Regulations
