Facilities Maintenance Operative

Location: Knights Park, KT1 2QJ
Salary: £34,140 per annum + Excellent Benefits!
Contract: Full-time, Permanent
Hours: 37 per week, Monday-Friday

Kingston University Services Company (KUSCO) provides a comprehensive repair and maintenance service across Kingston University sites, helping to ensure the smooth running of our campuses, facilities, and equipment.

We’re looking for a Facilities Maintenance Operative to join our team at Knights Park.

This is a varied role where no two days are the same – you’ll be involved in everything from planned maintenance to urgent repairs, as well as supporting campus activities and events.

What you’ll be doing

Your main base will be Knights Park Campus, with occasional work at nearby halls of residence and future new builds. Duties of the Facilities Maintenance Operative include:

  • Carrying out planned preventive maintenance (PPMs) and regular building inspections.
  • Responding to reactive maintenance issues, such as plumbing, electrical, and minor repair works.
  • Fixing and maintaining facilities (e.g., lamp changes, unblocking sinks/toilets, fixing taps, minor carpentry, painting, decorating).
  • Using mechanical knowledge to troubleshoot systems, interpret building drawings, and support technical issues.
  • Managing equipment, tools, and stock relevant to your role.
  • Providing monthly maintenance reports and meeting with your supervisor for updates.
  • Delivering excellent customer service to students and staff.
  • You’ll also occasionally support non-maintenance activities (training provided), such as:
  • Assisting with fire alarm response and investigations.
  • Locking and unlocking buildings.
  • Supporting the Knights Park Flood Defence Team.
  • Helping with campus events, exhibitions, and degree shows.
What we’re looking for

To succeed in this role, you’ll bring a mix of maintenance skills, problem-solving ability, and a customer-focused approach. We’d like you to have:

  • Proven experience in general maintenance or as a semi-skilled tradesperson.
  • A broad knowledge of building maintenance and engineering services.
  • Hands‑on skills in carpentry, plumbing, painting, and general repairs.
  • Experience completing PPMs and handling reactive maintenance.
  • Confidence working with portable tools, small plant, ladders, and equipment.
  • Health & Safety awareness, with the ability to work safely at heights.
  • Good IT skills, able to use facility management systems and mobile devices.
  • Strong communication skills – both written and verbal.
  • A flexible, team‑oriented approach with the ability to work independently when needed.
It’s essential that you have:
  • Full UK driving licence
It would be great if you had:
  • Knowledge of permit‑to‑work systems
  • Experience in a commercial or campus environment
