Job summary

Bellway plc, one of the UK's largest house builders, seeks an experienced Estimator or Pre-Development Surveyor to join the Scotland East Division in Livingston. You will help shape land bids and development appraisals to support informed decisions.

You will work with Land and Commercial teams, preparing viability estimates, managing costs, and supporting value engineering and pre-budget activity for regions including Midlothian, East Lothian, West Lothian and Fife.

Qualifications

• Experience as Estimator or Pre-Development Surveyor within a national housebuilder.
• Current CSCS card or equivalent.

Responsibilities

• Prepare initial viability estimates for land bids and seek sign-off by Head of Commercial.
• Collaborate with Land Department on current and future development opportunities.
• Prepare viability estimates covering construction costs, site abnormals, professional fees, site management costs and preliminaries.
• Input development costs into appraisals and viabilities.
• Support value engineering activity at appraisal and pre-start stage.
• Obtain specialist quotations for demolition or other abnormal cost items to reduce risk.
• Ensure viabilities comply with Group Guidelines on Viabilities, Budgets and Valuations.
• Assist with pre-budget costs for sites by the Commercial Manager.
• Review site budgets and analysis of variance reports.
• Provide guidance to Surveyors at project handover and collate statistical analysis as needed.

We have an exciting opportunity for an experienced Estimator or Pre-Development Surveyor to join Bellway, one of the UK's largest house builders. Based within our Scotland East Division in Livingston, this is a fantastic opportunity to play a key role in shaping future developments across the Midlothian, East Lothian, West Lothian and Fife regions.

The Role

Reporting to the Head of Commercial, you will be responsible for preparing cost plans for the appraisal of development and land opportunities, ensuring estimating work is completed in a timely, accurate and effective manner. You will work closely with colleagues across Land, Commercial and wider divisional teams, providing clear and robust cost information to support land bids, development appraisals and pre-budget activity.

Principal accountabilities of the role include:

Experience

Experience of working as an Estimator or Pre-Development Surveyor within a national housebuilder.

Qualifications and Training

The Role and Working Conditions

Willing to be flexible in respect to day to day duties and hours worked. Office based role, with travel within the Divisional area. Ability to travel to development sites as and when required.
