Estate Operative (Live-in)
Location: Central Bristol
Salary: £24,000 per annum + 1-bedroom apartment (on-site accommodation provided)
Hours: Monday to Friday, 9:00am - 5:00pm, with on-call duties outside core hours

We're seeking a proactive and personable Estate Operative to take responsibility for the day-to-day upkeep, safety, and presentation of a high-end residential development in Bristol. This is a live-in position, ideally suited to someone with a strong sense of ownership and pride in maintaining a first-class environment for residents.

Key Responsibilities

Resident Engagement

  • Act as the first point of contact for residents, handling queries, feedback, and requests in a professional and friendly manner.
  • Maintain an approachable presence on-site and help foster a sense of community.

Estate Maintenance & Inspections

  • Conduct daily inspections of communal areas, external grounds, and facilities.
  • Identify and report maintenance issues promptly, carrying out minor repairs where possible (e.g., light fittings, paint touch-ups, tightening fixtures).
  • Keep maintenance logs up to date and ensure any significant issues are escalated appropriately.

Contractor Coordination

  • Liaise with and oversee contractors carrying out works on-site (e.g., cleaning, landscaping, plumbing, or electrical repairs).
  • Ensure all contractors sign in, follow site rules, and complete works to the required standard.

Security & Safety

  • Help maintain a safe and secure environment by carrying out regular checks of doors, gates, alarms, and CCTV systems.
  • Ensure communal areas are free from obstructions and comply with fire safety regulations.
  • Respond to urgent issues or security concerns as they arise.

Cleaning & Presentation

  • Maintain the cleanliness and presentation of communal areas, including entrances, pathways, and bin stores.
  • Carry out basic grounds maintenance, such as litter picking, weeding, and pressure washing as required.

Waste Management

  • Keep bin stores tidy, clean, and free of odours.
  • Ensure correct waste disposal and support residents in following recycling procedures.

On-Call Support

  • Provide out-of-hours support for emergencies such as leaks, power outages, or security issues.
  • Liaise with emergency contractors when required and communicate effectively with residents and management during incidents.
About You
  • Experience in estate, building, or facilities management.
  • Hands-on approach with practical repair and maintenance skills.
  • Good understanding of UK Health & Safety and Fire Safety regulations.
  • Friendly, approachable, and confident when dealing with residents and contractors.
  • Reliable and self-motivated, with the ability to prioritise and take initiative.
