A leading property consultancy is seeking an Estate Manager for a prestigious mixed-use estate in Greater Manchester. The ideal candidate will manage a team, oversee service providers, and ensure compliance with health and safety standards. A strong management track record in commercial real estate and an IOSH or NEBOSH certification are essential. Job description
Overview

Cobalt is delighted to be partnering with a best-in-class property brand as they seek an Estate Manager for a high-profile mixed-use estate in Greater Manchester. Combining first-class commercial offices with leisure, retail, and educational facilities alongside a bustling public realm, this is a living, breathing cosmopolitan development and as such requires an equally forward thinking Estate Manager. You'll work hand in glove with the client to build a top-tier total FM service delivery, leading the on-site team.

Responsibilities
  • Setting and managing the service charge budget;
  • Directly line managing the on-site team, including Building Managers and front of house managers;
  • Overseeing the work of service providers for hard and soft services in line with KPIs and SLAs;
  • Ensuring full compliance with UK H&S requirements;
  • Working alongside the client to achieve strategic directives for the estate;
  • Ensuring effective PPM for all building plant and fabric, as well as overseeing CAPEX works as needed;
  • Promoting sustainability initiatives across the estate as well as wider placemaking initiatives.
Qualifications and experience

As the successful applicant you'll be able to demonstrate strong management of major pieces of commercial real estate previously, either as a single-asset or across a portfolio. An IOSH or NEBOSH is essential for this, as is experience in managing common parts such as plant room equipment previously. Equally important will be your communication skills and ability to bring together stakeholders at every level to build a cohesive FM service delivery for your customers.
