Job summary

CBRE is seeking an Electrical Technician to support the Technical Supervisor and Area Operations Manager across multiple sites in Ipswich. You will perform reactive and preventative maintenance on building electrical systems, fault finding, and small works.

Responsibilities include maintaining LV distribution, ensuring regulatory compliance, and aiding handover of new installations. Apprenticeship or equivalent training and City & Guilds Level 3 certification are required.

Qualifications

• Apprenticeship or equivalent in electrical installation and maintenance with practical experience.
• City and Guilds Level 3 technical certificate or equivalent in electrical discipline.
• City and Guilds 2382 Level 3 certificate BS 7671 (18th edition) or equivalent; qualification to be obtained within 3 months if not held.
• Level 3 NVQ diploma in Electrical Installation/Maintenance (e.g. City and Guilds 2357).
• AM2 certification is preferred.
• PASMA/IPAF where applicable.
• Formal training for UPS systems and Generators.

Responsibilities

• Maintain low voltage electrical distribution and lighting systems and perform PPM routines.
• Carry out fault finding and repair on LV AC/DC control systems as directed.
• Ensure compliance with BS7671 wiring regulations across installations.
• Assist in project hand-over and snagging of new installations.
• Produce reports for the AFM and liaison with CSC for task responses.
• Manage stock levels of spares and assist in budget awareness.
• Oversee Control of Works AP role and support CPs in cluster.
• Take part in Emergency Call Out rota as required.

Job description

The role: Electrical Technician

The purpose of our Electrical Technician role is to supportthe Technical Supervisor and/or Area Operations Manager providing a reactiveand planned preventative maintenance service to building engineering systemsand services at various sites in accordance with laid down procedures and safeworking practices.

To carry out maintenance, fault finding and repair on LVelectrical systems as directed by the Area Operations Manager. To ensure thatsystems are maintained to the appropriate standard as defined by relevantregulations.

Key Responsibilities Are As Follows

• Maintain all low voltage electrical distributionand connected power/ lighting systems and undertake PPM routines as assigned.
• Maintain equipment, appliances, apparatus, andfixtures connected to the electrical systems as directed.
• Delivery of small works projects as instructedby the AFM and in association with the Projects and Construction team.
• Ensure that all repairs and installations are compliant with current BS7671 wiring regulations
• Assist in project hand-over and 'snagging' ofnew installations to ensure electrical systems are fit for purpose and suitablefor ease of maintenance.
• Undertake fault finding and repair on lowvoltage AC/DC control systems.
• Ensure that all test equipment is calibrated,suitably maintained and meets current regulations.
• Complete suitable risk assessments for reactiveand planned maintenance tasks to ensure safe working at all times.
• Diagnose faults on equipment and repair asnecessary using manufacturer's manuals and drawings as required.
• Liaise with the Customer Service Centre (CSC)and AFM, to ensure appropriate response to planned and reactive tasks.
• Ensure Site Log Books are completed and updatedin accordance with procedures.
• Produce reports as required for the AFM

• Undertake the Control of Works Authorised Person(AP) role and support identification of other relevant APs and CompetentPersons (CPs) in cluster.
• Participate in an Emergency Call Out service asrequired in accordance with the Out of Hours Rota.
• Other relevant duties consistent with thegeneral requirements of CBRE service delivery as directed by line management.

Person Specification

• Must have completed an apprenticeship or anequivalent formal training programme in electrical installation and maintenancethat includes sufficient relevant practical experience to enable assessment aselectrically competent.
• Must hold a City and Guilds level 3 technicalcertificate or equivalent in an electrical discipline.
• Must hold a City and Guilds 2382 Level 3certificate in the requirements for electrical installations BS 7671 (18thEdition) or equivalent. Note: in exceptional cases an applicant who does nothold C&G 2382 or equivalent may be considered for an ET (elec) roleprovided that the qualification is obtained within 3 months from date ofappointment.
• Hold a Level 3 NVQ diploma in ElectricalInstallation or Maintenance e.g. City and Guilds 2357 or equivalent
• Achievement Measurement 2 (AM2).
• Hold a JIB skills card.
• City and Guilds level 3 certificates ininspection, testing and certification of electrical installations orequivalent.
• Formal training in operation and maintenanceof UPS systems and Generators.
• PASMA / IPAF
• Confined space working / Roof Working
• Additional specialist training for HV, firealarms, emergency lighting, UPS systems, or other specialist equipment asrequired.
• AP experience preferred but if not available thecandidate will be required to gain this qualification at the start of hiscontract.
