Electrical Manager - Permanent, Brentford (TW8)
Joining Phase 2 of construction the 4.79-ha waterside site holds remarkable potential incorporating 112,000 sq m of floor space across 11 plots. Combining residential, retail, employment, community and leisure uses.The Brentford Project includes approximately 14,000 sq m of new retail, as well as leisure and commercial opportunities, and a gym / leisure centre.
As Electrical Manager, your responsibilities include but not limited to :
- Review electrical sub-contractor RAMs ensuring they are compliant and kept up to date and also re reviewing every 6 months or if the conditions of installation change sufficiently to warrant an update.
- Enforce site rules during daily site visits
- Ensuring sub-contractor TBT’s are carried out effectively and are site specific
- Review ESSW (Electrical safe systems of work) documents from sub-contractors
- Ensure electrical sub-contractors including the temporary electrics sub-contractor are working in line with the ESSW (electrical safe systems of work) and all lock out tag out procedures are maintained.
- Ensure electrical works sub-contractors maintain and update drawings identifying where systems are live and communicate this in DABS’s.
- Manage and monitor all electrical works trying to achieve betterment on all required programme dates for electrical works.
- QA of all electrical works including snagging, de-snagging and benchmark sign off including updating relevant QA software platform
- Ensure all electrical works are installed in line with drawings and specifications
- Report key issues and proposed solutions, relating to electrical systems to MEP project manager.
- Raise NCR’s where there are reoccurring non-conformances associated with electrical works.
- Raising Early Warning Notices (EWN’s) to client on MEP works if / when required by MEP project manager
- Liaising closely with project construction lead to get electrical and mechanical utilities and underground services installed (Power, comms, water, gas, LTHW etc)
- Assist M&E project manager in client and facilities management team training on Electrical systems as and when required.
- Ensure all as built drawings, models and all operations and maintenance manuals are complete and issued to all relevant parties for electrical systems.
- Attend regular meetings, arranged by M&E project manager, with facilities management team leading up to handover to advise on handover dates, system familiarisation and documentation.
Skills, Experience and Qualifications
- Proven track record and experience working as an Electrical Manager
- Ability to read and understand programmes, drawings, specifications and use necessary software systems.
- An industry relevant City & Guilds / NVQ qualification or equivalent in Building Services / Electrical Engineering (preferred but not essential);
- Will need to be able to understand building services including design principles, method statements, Inspection Test Plans, Risk Assessments, commissioning and handover requirements.
- Hold a valid SMSTS card.
- ECS or JIB Card (preferred but not essential)
- Driven and dynamic with a proactive approach to problem solving.
- A willingness to step up and take on new tasks.
- Have a keen eye for detail with an analytical approach to closing out issues.
