About Our Client

Job Description

  • Manage a caseload of residential (and/or commercial) conveyancing transactions under the supervision of a solicitor.
  • Prepare and process legal documents, including missives, dispositions, standard securities, and LBTT returns.
  • Carry out title examinations using Registers of Scotland (RoS) systems such as ScotLIS and ARTL (or Register Land & Sasines as required).
  • Draft and submit registration applications via the RoS online portal.
  • Conduct due diligence including property searches, examination of title deeds, and ensuring compliance with anti-money laundering (AML) regulations.
  • Communicate with clients, estate agents, lenders, and other parties to progress transactions efficiently.
  • Maintain accurate case records, financial ledgers, and document management systems in line with Law Society of Scotland guidelines.
  • Assist solicitors in preparing reports on title and other documentation for clients and lenders.

The Successful Applicant

  • Proven experience handling conveyancing transactions in Scotland.
  • Strong knowledge of the Scottish conveyancing process, Land Registration (Scotland) Act 2012, and relevant legal frameworks.
  • Excellent written and verbal communication skills.
  • High level of accuracy and attention to detail.
  • Proficient in using legal software and digital registration systems (e.g., RoS, LBTT portal, case management systems).

Desirable:

  • Experience in both residential and commercial conveyancing.
  • Familiarity with dual representation and lender requirements.
  • Ability to work autonomously and manage deadlines.
