Job Title: Contract Manager / Surveyor - 55K - London

Reports To: Operations Manager / Director

Location: Various sites across London and the Home Counties

About the Role

A leading specialist contractor within the home adaptations sector is seeking an experienced Contract Manager / Surveyor to join their growing team. The company delivers high-quality adaptations that enable elderly and less able clients to live independently, offering a comprehensive range of solutions and maintaining exceptional professional standards.

Due to continued expansion and diversification of project streams, this role offers an excellent opportunity for a commercially and operationally astute individual to take ownership of tendering, pricing, and project delivery. The successful candidate will work both autonomously and collaboratively within a wider contracts team to ensure that all client requirements are met to the highest standard.

Key Responsibilities
  • Oversee site-based Health & Safety and obtain all necessary permissions, including Planning, Building Control, and build-over agreements.
  • Review project documentation and liaise closely with site supervisory staff.
  • Interpret written specifications and assess how existing structures and services impact proposed designs.
  • Produce CAD scheme designs based on surveys and specifications (training available if required).
  • Prepare and price tenders using Schedules of Rates (SORs), with specific experience of NHF SORs essential.
  • Manage valuations and final account agreements with clients and subcontractors.
  • Supervise the installation of wet rooms, accessible kitchens, and full-house adaptation projects from setup through to completion.
  • Manage site teams and oversee commercial delivery, including subcontractor payments and cost control.
  • Resolve client and subcontractor disputes efficiently and professionally.
  • Communicate effectively with clients, Occupational Therapists, and end users.
  • Maintain accurate project documentation and reports using Word and Excel.
  • Undertake any additional duties as required to support the successful delivery of projects.
Skills and Experience
  • Proven experience in contract management or surveying within construction or home adaptation sectors.
  • Strong commercial awareness and understanding of project cost control.
  • Experience working with NHF Schedule of Rates (SORs).
  • Excellent communication and client management skills.
  • Proficiency in Microsoft Word and Excel; CAD knowledge advantageous.
  • Understanding of disability design principles and the Equality Act 2010 beneficial but not essential.
  • Ability to manage multiple projects across various sites.
Person Specification
  • Experience in standard bathroom and kitchen replacement projects.
  • Knowledge of disrepair works and remedial maintenance.
  • Experience managing damp and mould remediation projects.
What's on Offer

Salary: £52,000 - £55,000 per annum (depending on experience)

3-month probation period

Monday to Friday - 8 hours a day.

25 days' annual leave.
