Job summary

Salter Grange Limited is seeking an experienced Commercial Manager to lead commercial activities on large-scale, mission-critical projects for enterprise data centres and advanced technology sectors.

You will validate tender budgets, advise project teams on contracts and procurement, oversee cost reporting, and ensure margin protection while building strong client and supplier relationships.

Qualifications

• Minimum 5 years in QS/Commercial Management.
• Experience on large-scale, data centre or critical projects preferred.
• Excellent financial and contractual awareness.

Responsibilities

• Validate all tender and construction budgets to ensure margins
• Advise Project Managers, Quantity Surveyors and Administrators on administration matters including site instructions, optimal labour allowances, accurate forecasting methods and protection of margins
• Work closely with Procurement to manage the procurement process within budget and guidelines
• Oversee Internal Monthly Cost Reports and Month End Reviews to ensure compliance with validated margins
• Liaise with Finance, prepare and review contracts and tenders for favorable outcomes
• Assess and agree sub-contractor and supplier variations
• Ensure compliance with contract programmes/schedules and notices
• Manage interim payment certificates and agree with Client's Representative
• Manage insurance needs and settlements on construction projects
• Lead dispute resolution and claims with senior commercial staff
• Review correspondence to identify contractually critical items
• Manage project cash flow with Finance
• Ensure adherence to internal procedures and authority matrix
• Set up risk and opportunity management for the project
• Maintain relationships with clients, subcontractors, suppliers and consultants
• Mentor commercial staff and advise on project-specific issues
• Monitor site activities for commercial implications and correct contract administration

Salter Grange is recruiting an experienced Commercial Manager on behalf of our client, a European leader in construction solutions, delivering complex engineering and construction projects for some of the world's leading corporations across Enterprise Data Centres, Advanced Technology & Life Sciences, Hyperscale Data Centres and Fire Protection.

Key Responsibilities of the Commercial Manager:

• Validate all tender and construction budgets to ensure strict compliance with agreed margins
• Advise Project Managers, Quantity Surveyors and Administrators on administration matters including site instructions, optimal labour allowances, accurate forecasting methods and protection of margins
• Work closely with the Procurement team to manage the procurement process from inception to completion, ensuring the tender process follows company guidelines on authority to let and sub-contractor agreements, and remains within budget
• Oversee Internal Monthly Cost Reports and Month End Reviews to ensure compliance with validated margins
• Liaise fully with the Finance Department
• Participate in, prepare and review contracts and tenders to achieve commercially advantageous outcomes and mitigate risk
• Assess and agree sub-contractor and supplier variations
• Ensure compliance with the contract programme/schedule
• Manage preparation and submission of interim payment certificate applications, and agree these with the Client's Representative
• Manage insurance needs and settlements on construction projects, including public liability, professional indemnity and contract works
• Actively manage dispute resolution and claims as they arise, in conjunction with senior commercial staff and external consultants
• Review incoming correspondence from employers, the design team and/or subcontractors to identify contractually critical items and initiate replies
• Manage project cash flow in conjunction with the Finance Department
• Ensure the project team complies with internal procedures as per the agreed authority matrix
• Set up and maintain the risk and opportunity management process for the project
• Nurture and maintain strong relationships with clients, subcontractors, suppliers and consultants
• Mentor commercial staff and management as required
• Advise senior project staff on commercial and contract issues specific to the project
• Monitor and ensure correct procedures are followed on site for any activity with commercial implications
• Ensure all contracts are administered correctly, including notices and contractual letters, to mitigate risk

Essential Criteria for the Commercial Manager role:

• Minimum 5 years' experience in a QS/Commercial Management role
• Ideally, experience in a commercial leadership role on large-scale projects or data centres
• Previous experience in construction operations
• Professional qualification in quantity surveying, or an experienced engineer with commercial responsibilities
• Good legal awareness and competence in assessing contract documents and contract requirements
• Strong communication skills at all levels, both internal and external
