Location: Staffordshire (Head Office – UK Nationwide Projects)
Salary: £120,000 – £140,000 + Bonus + Management Incentive Plan (shares on offer)

The Role
As Commercial Director, you will lead all commercial functions, providing strategic direction, financial oversight, and risk management across the company’s projects. Your work will support sustainable growth, operational excellence, and profitable expansion in a fast‑paced environment.
Key Responsibilities
- Commercial Strategy – Develop and execute a clear commercial strategy aligned with company objectives and growth targets.
- Business Development – Identify new business opportunities, contribute to bids, tenders, and client negotiations.
- Commercial Governance – Drive efficiency and profitability across all projects through robust commercial governance.
- Financial Oversight – Oversee the financial performance of all projects, ensure budgets, forecasts and cost controls are managed and provide commercial input on projects over £1m to maintain profitability and risk standards.
- Financial Reporting – Deliver accurate financial reports, cost‑value reconciliations and forecasts to the board.
- Contract Management – Lead contract negotiations, administration for clients, subcontractors and suppliers; draft, review and negotiate terms; resolve contractual and commercial disputes.
- Department Leadership – Establish and lead the new Commercial Department, set clear roles, mentor a high‑performing team and embed best practices.
- Systems & Implementation (COINS) – Take a leading role in the implementation of COINS, ensuring the system supports commercial and financial reporting needs and provide staff training.
- Risk & Compliance – Identify and mitigate commercial risks, ensure compliance with contracts, regulations, industry standards, audit readiness and governance.
- Collaboration – Work closely with Finance and Operations Directors and other departments to align commercial performance with project delivery and cash‑flow management.
Required Knowledge and Experience
- Commercial Director experience within a fast‑growing or large construction/refurbishment contractor (essential).
- Proven background in industrial, commercial or educational refurbishment/fit‑out sectors.
- Deep understanding of JCT and NEC contracts, commercial law and contractual risk management.
- Strong financial and analytical skills, with a proven ability to deliver profit improvement and accurate forecasting.
- Experience implementing or working extensively with COINS (essential).
- Skilled in procurement, subcontractor management and value engineering.
- Proven success in team leadership, inspiring, mentoring and managing high‑performing commercial teams.
- Degree qualified in Quantity Surveying, Construction Management or related discipline; professional membership (RICS/CIOB) desirable.
