Salary: £120,000 - £140,000 + Bonus + Management Incentive Plan (shares on offer)

Our client is a leading, award‑winning principal contractor specialising in industrial, commercial, and educational refurbishment and fit‑out projects across the UK. With a current turnover of £50m and ambitious plans to grow to £100m, the business is entering a pivotal phase of expansion.

Operating from newly modernised offices in Staffordshire, they pride themselves on delivering projects to the highest standards of quality, safety, and client satisfaction. To support their growth strategy, they are seeking an exceptional Commercial Director to join the senior leadership team and drive commercial excellence across the business.

The Role

As Commercial Director, you will lead all commercial functions, providing strategic direction, financial oversight, and risk management across the company's projects. You will play a key role in shaping commercial policy, managing major contracts, and ensuring profitable growth in a fast‑paced and expanding organisation.

This is a critical senior leadership role working closely with the Finance Director and Operations Director, helping to deliver sustainable growth and operational excellence.

Key Responsibilities

Commercial Strategy

Develop and execute a clear commercial strategy aligned with company objectives and growth targets. Identify new business opportunities and contribute to bids, tenders, and client negotiations. Drive efficiency and profitability across all projects through robust commercial governance.

Financial Oversight

Oversee the financial performance of all projects, ensuring budgets, forecasts, and cost controls are effectively managed. Provide commercial input on projects over £1m, ensuring alignment with profitability and risk standards. Deliver accurate financial reports, cost value reconciliations, and forecasts to the board.

Contract Management

Lead contract negotiations and administration for clients, subcontractors, and suppliers. Draft, review, and negotiate terms to protect company interests while fostering strong partnerships. Resolve contractual and commercial disputes effectively and efficiently.

Leadership & Department Management

Establish and lead the new Commercial Department, setting clear roles and performance expectations. Mentor and develop a high‑performing team, embedding best practices and accountability. Implement robust commercial policies, procedures, and systems to support scalable growth.

Systems & Implementation (COINS)

Take a leading role in the implementation of COINS, ensuring the system supports commercial and financial reporting needs. Provide insight and direction during system rollout and staff training to embed COINS company‑wide.

Risk & Compliance

Proactively identify and mitigate commercial risks. Ensure compliance with contracts, regulations, and industry standards. Oversee audit readiness and ensure commercial processes support transparency and governance.

Collaboration

Work closely with Finance and Operations Directors to align commercial performance with project delivery and cash flow management. Build strong cross‑departmental relationships with project management, legal, and procurement teams.

Required Knowledge and Experience
  • Commercial Director experience within a fast‑growing or large construction/refurbishment contractor (essential).
  • Proven background in industrial, commercial, or educational refurbishment/fit‑out sectors.
  • Deep understanding of JCT and NEC contracts, commercial law, and contractual risk management.
  • Strong financial and analytical skills, with proven ability to deliver profit improvement and accurate forecasting.
  • Experience implementing or working extensively with COINS (essential).
  • Skilled in procurement, subcontractor management, and value engineering.
  • Proven success in team leadership, with the ability to inspire, mentor, and manage high‑performing commercial teams.
  • Degree qualified in Quantity Surveying, Construction Management, or related discipline; professional membership (RICS/CIOB) desirable.
