Job summary

A national property and facilities services business is seeking a commercially focused Director to own bids, pricing, contract performance and broader commercial strategy across the group. Reporting to the COO, the role will take ownership of the commercial agenda to support growth, bid strategy and risk management.

You will lead on major bids, pricing models and contract profitability, while collaborating with Finance, Legal, Procurement and Operations to drive value and margin improvement

Qualifications

  • Senior commercial leadership within Facilities Management or outsourced-services.
  • Experience leading major bids and tenders.
  • Exposure to long-term contracts such as PFI/PPP or similar.
  • Strong pricing, financial modelling and margin focus.
  • Track record of improving commercial performance of contracts.

Responsibilities

  • Lead commercial strategy across the group and drive bid activity.
  • Support pricing models, bid strategy and growth plans.
  • Review financial/contract assumptions in tenders.
  • Provide input on complex contracts including long-term service agreements.
  • Improve margin and commercial performance of underperforming contracts.
  • Develop operating models for cost savings and revenue opportunities.
  • Coordinate with Finance, Legal, Procurement and Operations.
  • Support M&A and strategic initiatives as required.
  • Enhance commercial reporting, forecasting and performance insights.
  • Mentor senior managers and uplift commercial capability.

Job description

A national property and facilities services business is looking to appoint a commercially focused Director to lead on bids, pricing, contract performance and wider commercial strategy across the group.

The business delivers outsourced property, housing, neighbourhood and workplace services for institutional and public-sector clients and is entering a new phase of growth.

Role Overview

Reporting into the COO, this role will take ownership of the commercial agenda across the business, with a particular focus on supporting growth, strengthening bid strategy, improving contract performance and managing commercial risk.

Key Responsibilities
  • Lead commercial strategy across the group.
  • Support the Business Development and Bids teams on growth plans, pricing models and bid strategy.
  • Review and challenge financial and commercial assumptions within major tenders.
  • Provide commercial input into complex contracts, including PFI/PPP and long-term service agreements.
  • Review underperforming contracts and identify opportunities to improve margin, profitability and commercial performance.
  • Develop and test operating models to identify cost savings and revenue opportunities.
  • Support contract audits, compliance and risk-management activity.
  • Work closely with Finance, Legal, Procurement and Operations on commercial decision-making.
  • Provide analysis and support around M&A and strategic projects where required.
  • Improve commercial reporting, forecasting and contract-performance insight.
  • Mentor senior managers and improve commercial capability across the wider business.
Candidate Profile

We are particularly interested in candidates who can demonstrate:

  • Senior commercial leadership within Facilities Management, Property Services, Housing, Property Management or another outsourced-service environment.
  • Strong experience supporting or leading major bids and tenders.
  • Exposure to PFI / PPP or other complex long-term service contracts.
  • Strong understanding of pricing, financial modelling, margin and contract profitability.
  • Experience reviewing and improving the commercial performance of existing contracts.
  • Confidence working with senior operational, finance, legal and procurement stakeholders.
  • Strong commercial negotiation and risk-management capability.
  • Ability to operate credibly with Executive and Board-level stakeholders.
