Salary: £80,000 - £100,000

Are you an experienced Building Surveyor ready to take the next step in your career? Looking for a client-side role where you can lead impactful, high-value projects across a national portfolio? We're partnering with a leading UK real estate investment and development business to hire a Senior Building Surveyor / Project Director to join their established in-house Surveying and Project Management Team. This is a unique opportunity to work on a strong pipeline of commercial projects, delivering best-in-class refurbishments across landmark office spaces.

• North East Cat A Office Refurbishment | 124,000 sq. ft | £6.6m
• London - Cat A Office Refurbishment & Reception Upgrade | 25,000 sq. ft | £2.5m
• Hampshire - Full VRF Install & End-of-Journey Facilities | 85,000 sq. ft | £5.0m

The Project Director / Building Surveyor Role

In this client-side leadership position, you'll manage projects from feasibility to completion, while also providing strategic building consultancy across the portfolio. You'll work closely with internal investment, asset management, and facilities teams, playing a vital role in shaping and executing the long-term business plan.

What You'll Be Doing

• Leading large-scale commercial refurbishments from inception to handover
• Providing technical building advice, including on tenant alterations, repair strategies, and dilapidation's
• Advising on acquisition due diligence and capex planning
• Managing external consultants, contractors, and stakeholders
• Overseeing design development, tendering, contract administration, and financial control
• Ensuring projects meet sustainability, compliance, and performance targets
• Driving project delivery with a focus on quality, budget, and time line

What We're Looking For

• MRICS-qualified (or equivalent) Building Surveyor
• Proven experience delivering commercial property refurbishments
• Strong project leadership skills and commercial acumen
• Excellent communication and stakeholder management ability
• Capable of juggling multiple projects and priorities in a fast-paced environment
• Experience with Cat A and Cat B fit-outs, services upgrades, and heritage or listed buildings (preferred)
• Full UK driving licence and willingness to travel to project sites nationwide
