Job summary

A housing association is looking for a Building Surveyor / Contracts Surveyor to ensure high-quality home maintenance through planning, contract management, and stakeholder engagement. You will validate work scopes, prepare tender documents, and oversee contractor performance, ensuring compliance with building regulations. The role is office-based in either Ealing or Staines with some remote work, offering a salary of £55,000 to £57,000 plus benefits. A clean UK driving license is necessary.

SALARY: £55,000 to £57,000 per annum + Generous Benefits (see below)

LOCATION: Hybrid working – Either the Ealing or Staines office, and the remaining time from home (limited office attendance required)

JOB TYPE: Full-Time, Permanent

WORKING HOURS: 35 hours per week, Monday to Friday

We have a fantastic new job opportunity for a Building Surveyor / Contracts Surveyor. You will support the delivery of programmes that maintain safe, compliant and high-performing homes while building strong relationships with contractors and residents.

As a Building Surveyor / Contracts Surveyor you will validate scopes of work, prepare tender documentation and oversee contractor performance. You will help ensure projects meet quality, cost and safety expectations while supporting wider asset management.

In this role you will combine building diagnostics expertise with proactive contract administration, helping the organisation maintain accurate stock condition data and deliver excellent customer service as a Building Surveyor / Contracts Surveyor.

DUTIES
  • Pre-Investment Surveys: Conduct surveys to validate scopes of work
  • Work Specifications: Create schedules, specifications and tender documents
  • Tender Management: Manage the full tendering process and prepare recommendations
  • Contractor Coordination: Lead contractor selection, meetings and project set-up
  • Contract Administration: Monitor statutory compliance and contract obligations
  • Performance Monitoring: Track cost, schedule, quality and health and safety
  • Resident Engagement: Liaise with residents and stakeholders for smooth delivery
  • Progress Meetings: Arrange, chair and minute monthly progress meetings
  • Quality Assurance: Ensure all works meet required standards and expectations
  • KPI Monitoring: Review contractor performance and drive continuous improvement
  • Consultation: Facilitate tenant and staff consultations for project input
  • Data Accuracy: Support stock condition data updates and database accuracy
CANDIDATE REQUIREMENTS
  • ONC/HNC in Building Surveying or related discipline
  • Membership of RICS, CIOB, or equivalent qualification/experience
  • Strong technical knowledge of buildings and building regulations
  • Familiarity with statutory frameworks applicable to Registered Social Landlords (RSLs)
  • Proven ability to diagnose building defects and manage risk
  • Competence in Microsoft Office and database systems
  • Demonstrable experience delivering cyclical and planned maintenance programmes in social housing
  • Strong organisational and communication skills with the ability to engage a diverse range of stakeholders
  • Commitment to high standards in customer care, health and safety, and equality
  • Experience guiding others through complex casework
  • Experience delivering works in a partnering environment
  • Knowledge of best practice in environmental sustainability for housing stock
  • Ability to use initiative when solving customer queries
  • A full clean UK Driving Licence and willingness to travel
