Job summary

CR1 Group Limited is seeking an experienced Building Services Manager based in City of London to lead MEP design and delivery across retail, commercial and hospitality projects. You will drive early design input, pre-construction, commissioning and handover for a rapidly growing division of a Tier 1 contractor.

The role requires strong mechanical and electrical building services knowledge, robust design management, and a collaborative approach with clients, consultants and delivery teams.

Qualifications

  • Proven experience as a Building Services Manager in a main contractor.
  • Strong mechanical and electrical building services knowledge.
  • Excellent design management experience from RIBA Stage 2 onward.
  • Experience in pre-construction, tendering, procurement and design development.
  • Experience delivering retail, commercial, hospitality or fit-out projects.
  • Ability to review technical drawings and specifications.

Responsibilities

  • Lead building services across projects from design to handover.
  • Coordinate MEP design development from RIBA Stage 2 onwards.
  • Provide input during tendering and pre-construction.
  • Identify design risks, coordination issues, buildability challenges and value engineering opportunities.
  • Manage production and review of building services design information and submissions.
  • Collaborate with design managers, commercial teams, planners and operations.
  • Manage relationships with clients, consultants, subcontractors and suppliers.
  • Assist with procurement and appointment of MEP subcontractors.
  • Review subcontractor proposals for compliance, programme alignment and value.
  • Monitor installation quality and progress to meet specifications.
  • Develop and manage commissioning strategies and documentation.
  • Oversee testing, commissioning, training and seasonal commissioning.

The Opportunity

An exciting opportunity has arisen for an experienced Building Services Manager to join a newly established and rapidly growing division within a multi-award-winning Tier 1 main contractor.

Based in London, the division delivers a diverse portfolio of high-quality retail, commercial and hospitality projects. With a strong pipeline of work and ambitious growth plans, this is an excellent time to join a business that continues to go from strength to strength.

You will play a key role throughout the project lifecycle, taking responsibility for building services from early design and RIBA Stage 2, through pre-construction, delivery, commissioning and final handover. This position would suit a technically strong and commercially aware Building Services Manager who enjoys influencing projects at an early stage and working collaboratively with clients, consultants, designers and delivery teams.

Key Responsibilities
  • Lead the building services function across projects from early design through to completion and handover.
  • Review, coordinate and manage MEP design development from RIBA Stage 2 onwards.
  • Provide technical input during tendering and pre-construction.
  • Identify design risks, coordination issues, buildability challenges and value-engineering opportunities.
  • Manage the production and review of building services design information, specifications and technical submissions.
  • Work closely with design managers, commercial teams, planners and operational teams to ensure coordinated project delivery.
  • Manage relationships with clients, consultants, specialist subcontractors and suppliers.
  • Assist with the procurement and appointment of MEP subcontractors.
  • Review subcontractor proposals to ensure technical compliance, programme alignment and value for money.
  • Monitor installation quality, progress and compliance with approved designs and specifications.
  • Develop and manage commissioning strategies, programmes and documentation.
  • Oversee testing, commissioning, witnessing, training and seasonal commissioning requirements.

Ensure that all building services information, operating manuals and handover documentation are complete and delivered to the required standard.

Support lessons learned and help establish consistent building services processes and best practice across the new division.

About You

To be successful in this role, you will ideally have:

  • Proven experience as a Building Services Manager, MEP Manager or in a similar role with a main contractor.
  • Strong mechanical and electrical building services knowledge.
  • Excellent design management experience, particularly from RIBA Stage 2 through technical design and construction.
  • A strong understanding of pre‑construction, tendering, procurement and design development.
  • Demonstrable experience managing testing, commissioning and project handover.
  • Experience delivering retail, commercial, hospitality or high-quality fit‑out projects.
  • The ability to review technical drawings, specifications, programmes and subcontractor proposals.
  • Strong knowledge of buildability, coordination, value engineering and technical compliance.
  • Excellent communication and stakeholder‑management skills.
  • A proactive, collaborative and solutions‑focused approach.
  • The ability to manage multiple priorities in a fast‑paced project environment.
  • Relevant mechanical, electrical or building services qualifications.
