Job summary

FirstPort is seeking a Building Safety Manager in London with regular travel to regional offices and site locations. You will be responsible for ensuring regulatory compliance across a portfolio of buildings, maintaining the safety case, and coordinating with Property Managers and Regional Managers.

Qualifications

  • Excellent understanding of the Building Safety Act and Fire Safety Order.
  • CIOB Level 6 Building Safety Manager or equivalent working experience.
  • Hold industry accreditations such as IOSH, IFE, CIOB, IWFM, RICS, TPI.
  • Be passionate about building safety and ensuring homes are safe for residents.
  • Educated to Degree level or equivalent.
  • Hold a full UK driving licence.

Responsibilities

  • Manage a portfolio of HRB’s ensuring the Golden Thread is maintained.
  • Ensure buildings have comprehensive safety cases and updated reports.
  • Review resident engagement strategies and communications.
  • Report safety occurrences to the Building Safety Regulator.
  • Attend buildings for compliance reviews with Property Manager and independent visits.
  • Close out remedial works from risk assessments and maintenance visits.
  • Monitor statutory maintenance contracts and ensure timely visits.

Your Role, Your Impact

The Building Safety Manager will be responsible for ensuring regulatory compliance for a portfolio of buildings. To do this the Building Safety Manager shall work closely with Property Managers, Development Manager and Regional Managers, establish and maintain communications with all stakeholders (internal and external), form and maintain relationships.

Key Responsibilities
  • Manage a portfolio of HRB’s ensuring that the buildings Golden Thread is maintained and upheld.
  • Ensure that the building has a comprehensive safety case and that the safety case report is updated as necessary.
  • Ensure Resident Engagement Strategies are regularly reviewed and communication to residents meets the objectives of the strategy.
  • Review safety occurrences and report to the Building Safety Regulator as appropriate.
  • Attend each building within your portfolio for compliance reviews, alongside the Property Manager as well as independent visits.
  • Ensure remedial works arising from risk assessments, structural assessments and service and maintenance visits are closed out.
  • Monitor statutory maintenance contracts, ensuring contracted visits take place at the necessary intervals and that any works arising are actioned by the operational teams.
  • Ensure building control approval for works is applied for – working closely with Major Works team in this regard.
  • Attend developments within your portfolio, alongside the buildings Property Manager, during visits by enforcing authorities.
  • Liaise with Fire Safety Team regarding any failed fire safety equipment.
  • Submit MOR’s for your portfolio as necessary, ensure that operations teams are aware and feeding back to you with rectification / remediation progress; issue communications to residents in line with the MOR.
  • Respond to correspondence from the Building Safety Regulator, including comprehensive responses to Safety Case Report questions.
  • Submit applications for Building Assessment Certificates.
  • Monitor remediation projects for buildings within your portfolio being progressed by third party project managers.
  • Actively engage with developer clients and RMC clients regarding mobilisation of HRB’s alongside Mobilisation team.
  • Attend client / resident meetings that may be outside of normal working hours from time to time – meetings will mainly be held virtually but occasionally may be in person.
  • Any other duty that may be required by FirstPort for the purpose of building safety.
  • This role will evolve over time and will include other aspects that fall under the Building Safety Act that need to be monitored or actioned by the team.
