Job description

A leading housing association in the London area is looking to appoint an experienced Building Safety Manager to support the effective management and delivery of building safety across its residential property portfolio.

This is an excellent opportunity for a building safety professional to take responsibility for ensuring buildings are safe, compliant and effectively managed, with a particular focus on higher-risk buildings, fire safety, risk management and resident engagement.

You will play a key role in implementing the organisation's building safety policies and procedures, ensuring statutory and regulatory requirements are met, and maintaining robust systems for identifying, managing and reducing building safety risks.

The role will suit a technically strong and proactive professional with experience in social housing or a complex residential environment, who can coordinate safety-critical activities, work effectively with internal teams and external specialists, and ensure building safety risks are managed through to resolution.

Key Responsibilities
  • Manage and oversee building safety arrangements across a designated portfolio of residential buildings, ensuring compliance with relevant legislation and regulatory requirements.
  • Support the implementation and ongoing development of the organisation's Building Safety Strategy, policies, procedures and management systems.
  • Ensure compliance with the Building Safety Act, Fire Safety Act, Fire Safety Regulations and associated residential building safety requirements.
  • Coordinate building safety activities for higher-risk buildings (HRBs), including the maintenance of building safety information, safety case documentation and relevant regulatory submissions.
  • Oversee the identification, assessment, monitoring and mitigation of building safety risks, ensuring appropriate control measures are in place.
  • Coordinate and monitor Fire Risk Assessments (FRAs), building safety inspections, fire safety actions and associated remedial works.
  • Maintain accurate and up-to-date building safety records, ensuring relevant information is available to support compliance, risk management and regulatory assurance.
  • Monitor outstanding safety actions, ensuring remedial works are prioritised according to risk and progressed through to satisfactory completion.
  • Support the preparation, review and maintenance of Safety Cases and Safety Case Reports, where applicable, ensuring they accurately demonstrate how building safety risks are being managed.
  • Work closely with Asset Management, Repairs, Compliance, Development, Property Services and Customer teams to ensure building safety issues are identified and addressed effectively.
  • Manage relationships with fire risk assessors, building safety consultants, contractors and other specialist advisers, monitoring the quality and progress of their work.
  • Support the management of building safety incidents, investigations, risk escalations and corrective actions, ensuring issues are appropriately recorded and resolved.
  • Contribute to building safety audits, compliance reporting, performance monitoring and assurance processes, identifying gaps and recommending improvements
About You

You will be an experienced Building Safety, Fire Safety or Building Compliance professional with a strong understanding of residential building safety and the requirements of managing risk within social housing or a similar environment.

You will have:

  • Experience managing or coordinating building safety and/or fire safety activities across a residential property portfolio.
  • Strong knowledge of the Building Safety Act, Fire Safety Act, Fire Safety Regulations and relevant housing safety legislation.
  • Experience working with higher-risk buildings and an understanding of the associated building safety management requirements.
  • A sound understanding of Fire Risk Assessments, fire safety remedial works, building safety inspections and risk mitigation.
  • Experience maintaining building safety records, compliance trackers, risk registers and associated documentation.
  • An understanding of Safety Cases, Safety Case Reports, the Golden Thread of Information and regulatory requirements for higher-risk buildings.
  • Experience monitoring remedial actions, coordinating contractors and ensuring safety-critical works are completed effectively.
  • The ability to identify building safety risks, assess their significance and ensure appropriate actions are implemented and escalated.
  • Experience working with contractors, consultants, fire safety specialists and internal property or compliance teams.
  • Strong organisational skills, with the ability to manage competing priorities and maintain accurate records across multiple buildings or projects.
  • Excellent communication skills, with the ability to explain technical and regulatory matters clearly to residents, colleagues and other stakeholders.
  • A proactive and detail-oriented approach, with a strong commitment to resident safety, regulatory compliance and service improvement.
  • Relevant professional qualifications in building safety, fire safety, construction, building surveying or a related discipline would be advantageous.
Why Join?

This is an opportunity to join an established social housing organisation in a role where you can make a meaningful contribution to resident safety and the effective management of residential buildings.

You will play an important part in ensuring building safety risks are properly understood, documented and managed, working alongside specialist teams and external partners to maintain high standards of compliance.

The role offers the opportunity to develop your expertise across building safety legislation, higher-risk buildings, fire safety remediation and regulatory compliance, while contributing to a proactive, resident-focused approach to safety.

The organisation is looking for someone who combines strong technical knowledge with practical delivery skills, taking ownership of building safety actions, maintaining high-quality records and ensuring risks are managed effectively from identification through to resolution.
