Job summary

Baily Garner LLP in Eltham is seeking an experienced Building Regulations Principal Designer to support and deliver building regulations compliance across residential and mixed-use projects, including Higher-Risk Buildings. You will advise clients and design teams on Building Safety Act 2022 and Building Regulations, review designs and plan safe, compliant projects.

Qualifications

• Degree in Building Surveying, Architecture, Building Control or related built environment discipline.
• Certificate in Building Regulations Principal Designer (RIBS, RICS or equivalent).
• Professional membership with a body such as RICS, RIBA, CIOB or CIAT.

Responsibilities

• Deliver Building Regulations Principal Designer duties in line with Building Safety Act 2022 and related regs.
• Advise clients, consultants and internal teams on Building Regulations compliance and design risk.
• Review design information, specifications and technical documents for compliant design development.
• Support Gateway submissions and building control approval for Higher-Risk Buildings and complex developments.
• Coordinate with multidisciplinary teams to embed compliance in design and pre-construction stages.
• Attend meetings, providing clear technical advice and practical solutions.
• Manage design changes through compliance and change control procedures.
• Prepare technical reports, trackers, declarations and other deliverables to demonstrate compliance.
• Contribute to knowledge sharing and continuous improvement of safety/regulatory services.
