Job summary

Cobalt Recruitment is partnering with a premier global real estate brand to recruit a Building Manager for a Grade A development in West London. You will oversee the building’s plant and services while delivering a top-tier FM service and cultivating strong relationships with occupants.

The role requires IOSH certification and proven experience in managing a trophy asset for a property owner or managing agent, with excellent stakeholder communication and hands-on site leadership.

Qualifications

• Experience in Building Management for a trophy asset.
• IOSH certification (essential).
• Proven track record in managing property owner or managing agent assets.
• Strong people skills with ability to communicate with stakeholders at all levels.

Responsibilities

• Ensure maintenance of building plant and fabric (planned & reactive works).
• Liaise with tenants and landlord/estate representatives regularly.
• Manage service charge budget.
• Drive ESG initiatives within the development.
• Oversee fit-out of new retailers on the bottom floor (if applicable).
• Ensure H&S compliance, conduct site inspections, sign RAMS and permits to work.
• Conduct site walk-throughs regularly.
• Manage external contractors for M&E, security, cleaning and front of house.

Cobalt is working alongside a renowned global real estate brand in the property industry to recruit a Building Manager for a Grade A development in West London. This development houses several prestigious occupants and is situated in an area with outstanding transport connections and a vibrant local atmosphere.

In the role of Building Manager, you will be adept at overseeing both the physical infrastructure and the essential services that maintain its functionality. Concurrently, you will focus on cultivating strong relationships with current occupants to deliver a top-notch Facilities Management (FM) service.

Our client is making substantial investments in their Building & Facilities Management division, a commitment they have consistently upheld over the years.

Key responsibilities will include:

• Ensuring the effective maintenance of the building plant and fabric in terms of both planned and reactive works;
• Liaising regularly with key stakeholder representatives, most crucially the tenants, but also including the landlord of the wider estate;
• Managing the service charge budget;
• Driving forward ESG within the development
• Potentially overseeing the fit-out of new retailers into the bottom floor of the building;
• Ensuring full H&S compliance, conducting regular site inspections,, signing off RAMS and permits to work etc;
• Conducting site walk-throughs on a regular basis;
• Managing the work of external contractors for M&E, security, and cleaning and front of house;

Our client is looking for someone who step into this role and hit the ground running - making previous experience working for a property owner or managing agent essential, whilst having previously managed a large trophy asset. An IOSH is essential. Equally, as important as your track record in Building Management will be your people skills and ability to communicate with stakeholders at every level as this is a social role with plenty of tenant interaction.
