Job summary

Procter Street in Manchester is seeking an ambitious Associate Director – Building Surveying to shape the next chapter of the business. You will take genuine ownership of the Building Surveying service line, developing people, strengthening client relationships and winning new work.

You will work closely with the Directors and wider business, with autonomy to grow the team and influence how the service develops, while delivering integrated surveying, engineering and project management solutions.

Qualifications

• MRICS Chartered Building Surveyor status with significant experience across commercial building surveying.
• Proven leadership or management experience, with the ability to recruit, mentor and develop surveyors.
• Commercially driven mindset with ability to win new work and grow fee income.

Procter Street is partnering with a growing consultancy that is entering an exciting stage of growth, and we are looking for an ambitious Associate Director – Building Surveying to play a key role in shaping the next chapter of the business.

This is not simply a senior surveying position. We are looking for a commercially minded Chartered Building Surveyor who wants to take genuine ownership of a growing service line — developing people, strengthening client relationships, winning new work and helping build a high-performing surveying team around them.

You will work closely with the Directors and wider business, with the autonomy and influence to help shape how the Building Surveying service develops. About the Consultancy

Our client is a growing specialist surveying and engineering consultancy based in Manchester, working across the commercial, industrial, residential, and retail sectors. The business combines professional surveying expertise with modern technology and a practical understanding of the built environment. Its services span building surveying, structural engineering and project management, including dilapidations, pre-acquisition surveys, condition surveys, measured surveys, cladding remediation, contract administration, employer’s agent services and tender procurement.

The Opportunity

As Associate Director – Building Surveying, you will take a senior leadership role within the surveying function, combining technical expertise with responsibility for growing the team, developing client relationships and generating new business. Working closely with the Directors, you will have the autonomy to shape the future of the Building Surveying division and play a key role in the continued growth of the wider business.

Your responsibilities will include:

• Leading and growing the Building Surveying division, helping to define its strategy, service offering and long-term direction as the consultancy continues to expand.
• Building and developing a high-performing team, taking responsibility for recruitment, mentoring, coaching and professional development as the division grows.
• Driving business development and new revenue, identifying opportunities, developing relationships and converting new instructions across the commercial property and construction sectors.
• Developing and retaining key client relationships, becoming a trusted senior adviser to existing clients while building a strong personal network of property owners, developers, investors, occupiers and professional advisers.
• Leading high-value and complex surveying instructions, providing senior technical oversight across areas including dilapidations, contract administration, schedules of condition, pre-acquisition surveys, building condition surveys and planned preventative maintenance.
• Working collaboratively across the wider group, identifying opportunities to combine surveying, engineering, project management and construction expertise to provide clients with integrated solutions.
• Working directly with the Directors on the growth of the business, contributing to strategic decisions, operational planning, recruitment, resource planning and the development of the systems and processes needed to support continued expansion.

Ideally, you will have:

• MRICS Chartered Building Surveyor status with significant experience across commercial building surveying.
• Strong technical capability across areas such as dilapidations, contract administration, schedules of condition, pre-acquisition surveys and building condition surveys.
• Proven leadership or management experience, with the ability to recruit, mentor and develop surveyors and create a high-performing team.
• A commercially driven and entrepreneurial mindset, with the confidence and ability to identify opportunities, win new work and contribute directly to growing fee income and the client base.
• Excellent client relationship skills, with the ability to build trusted relationships, develop networks and represent the consultancy confidently with senior stakeholders.
• A strategic and forward-thinking approach, with the ability to contribute at senior level and help shape the future direction, systems and service offering of the Building Surveying division.
• An ambitious and collaborative attitude, with the desire to develop your own career while playing a significant role in growing the business and wider team.
