Job summary

Howdens is expanding its Trade Property team with two Assistant Property Manager roles, one in the Northwest near Liverpool/Manchester and another in the Midlands around Northamptonshire. You will support day-to-day estate management, liaise with landlords, agents and tenants, and help ensure commercial property commitments are optimised for the business.

You should have experience in property or estate management, be capable of managing multiple priorities, and hold a valid UK driving licence.

• Understanding of property legislation and compliance requirements.
• Excellent administrative, organisational and data management skills.
• Willingness to travel with a full UK driving licence.

Responsibilities

• Provide effective day-to-day estate management and support.
• Liaise with landlords, managing agents, tenants, solicitors, surveyors and third parties to minimise outgoings.
• Act as liaison between landlords and the Trade Division for property matters and ensure swift communication.
• Manage licences for alterations to leasehold documentation and ensure lease compliance.
• Monitor service charges to minimise liabilities for the portfolio.
• Assist with disposal of surplus trade property and maintain accurate records.

At Howdens, we're continuing to grow our network of depots and support locations to meet the needs of our customers and colleagues. With almost 900 depots across the UK and a growing presence in the Republic of Ireland, our property portfolio is one of the largest and most diverse in the sector, making it an exciting place to build a career in commercial property. As part of this growth, we're recruiting two Assistant Property Managers to join our Trade Property team. With one role in the Northwest region around Liverpool and Manchester, and another covering the Midlands around Northamptonshire, you'll help manage a large and diverse portfolio while gaining exposure to all aspects of commercial property management. Working closely with experienced Property Managers, you'll play an important role in supporting the day-to-day management of our trade depot estate, helping to ensure our property commitments are commercially optimised and aligned to the needs of the business.

What will I be doing?

• Provide effective day-to-day estate management and support.
• Liaising with landlords, managing agents, tenants, solicitors, surveyors and third parties to minimise outgoings and ensure effective estate management.
• To be point of liaison between the portfolio's landlords and the Trade Division and provision of support to all areas of the business on technical, legal and estate management property matters to ensure any Property Matters are dealt with swiftly and fully communicated within the business.
• Responsibility for dealing with licences for alterations to leasehold documentation to ensure Howden remain compliant with their leases.
• Consideration, management and monitoring of Howden Joinery's service charges to ensure the legal and financial liabilities of the portfolio are minimised.
• Investigation of property Rating Valuations in order to protect and minimise the business' liability for National Non-Domestic Rates.
• Assisting with the management of disposal of any Trade property which is surplus to requirements in order to mitigate costs to the business as much as possible.
• Maintenance of database records with accurate management information.

What do we need from you?

• Previous experience within a property, estate management or commercial property environment.
• Strong stakeholder management skills with the ability to build effective relationships and communicate confidently with colleagues, landlords, agents and external partners.
• An understanding of property legislation
• Excellent administrative, organisational and data management skills, with a keen eye for detail.
• A proactive approach, strong commercial awareness, and a genuine desire to learn.
• Strong problem-solving skills and the ability to manage multiple priorities in a fast-paced environment.
• Experience in a field-based role would be advantageous; however, a willingness to travel and a full UK driving licence is essential.
