Now is a really exciting time to join Cobalt Housing, as we build upon the success of significant organisational transformation.
We’re seeking an Asset Surveyor (Stock Condition) to play a key role in helping us understand, maintain and improve our housing stock. Through the collection and analysis of stock condition, compliance and energy performance data, you’ll provide valuable insight to support long-term investment planning and help ensure our homes remain safe, well maintained and fit for the future.
As an Asset Surveyor, you’ll undertake a wide range of surveys, inspections and assessments across Cobalt’s portfolio of approximately 6,000 homes. You’ll collect, analyse and maintain accurate property and asset data, providing the insight needed to identify investment priorities, support regulatory compliance and inform strategic decision-making.
Using your technical knowledge of construction, building defects and property maintenance, you’ll identify repair and investment needs, undertake condition and compliance assessments, and make recommendations that help maximise the performance and lifespan of our homes.
Working closely with colleagues across Asset Management, Customers and Communities, and Property Services, you’ll provide professional advice and contribute to the effective delivery of asset investment and improvement programmes.
You’ll hold a professional qualification in a property or building-related specialism, such as an HND/HNC or degree, chartered status with RICS or CIOB, or equivalent relevant experience. You’ll bring experience of undertaking stock condition surveys across a portfolio of tenanted properties, alongside strong technical ability to diagnose building defects, identify practical solutions and ensure issues are resolved effectively. Experience of conducting EPC surveys on domestic properties is also important.
With a strong understanding of building construction, standards and legislation, you’ll be confident keeping up to date with developments in building technology and the policy and regulatory frameworks affecting asset management. You’ll also have experience of identifying and managing stock condition risks, including associated health and safety considerations.
You’ll have experience carrying out HHSRS hazard inspections, including identifying Category 1 and 2 hazards and providing clear, auditable information to evidence compliance with Awaab’s Law. Highly organised and able to manage a varied and demanding workload, you’ll be comfortable working in a changing environment and balancing competing priorities. A full UK driving licence and access to your own vehicle are also required.
