The Kings Head, located at the end of a very competitive high street in Atherton, has just undergone a £170,000 refurbishment, blending traditional charm with a modern, welcoming atmosphere. This turnkey venue is ready for an operator to step in and take advantage of its upgraded facilities and strong local appeal. The customers are mixed due to it being on a high street with nearby competitors. Located in the heart of a bustling town centre, close to local shops, transport links, and residential areas. The pub benefits from regular footfall from both day and evening crowds, with excellent potential for growing its customer base through community engagement and events.

Accommodation: Private accommodation has been refurbished to a good standard and consists of three bedrooms, lounge, kitchen, and bathroom.

This opportunity is for you to run your own pub as a self-employed manager, taking home 18.5% of the net weekly sales plus incentives. Admiral Taverns will handle all running costs including rates, utilities, stock and day-to-day running costs, while you cover staff employment costs, council tax and TV licence for the residential quarters.

All new operators have comprehensive free training as part of their agreement.

Following recent investment, we’re looking for someone with a clear, strategic plan to drive weekly events that build footfall, particularly through midweek sports teams and a strong weekend entertainment programme. Creating a vibrant, lively atmosphere will be key to the pub’s success. The ideal operator will be passionate about fostering a fun, welcoming environment with a strong focus on community engagement. Experience in developing sports team events, implementing consistent weekday sales drivers, and delivering standout weekend entertainment is required. A proven track record in running entertainment-led and community-focused venues is essential. Experience operating a high street entertainment venue for at least 5 years is highly desirable.
