Controller

The Controller position is with a top-tier Fortune 100 company. This role pays between $110,000 - $165,000 plus a 10-20% target bonus. It is a remote work‑from‑home position that requires coming into the office 1-2 days per week when needed. We are looking for a Controller to join a new team responsible for supporting a very large client. The individual will help shape a new operating model in partnership with the client that promotes technology‑driven efficiency and controlled processes. Given the fund structure is relatively new to the market, our ambition is to become the operations and accounting industry leader for this type of fund. The Controller will be part of a dedicated client service team handling investment‑level and consolidated fund‑level accounting and reporting deliverables. This team will support the investment‑level financial reporting and analytical review of the property owner entities, related taxable REIT subsidiary, joint venture entities, and other related structures.

Essential Duties and Responsibilities

• Financial reporting packages: Produce financial reporting packages and other required financial information and analytics for all property‑related entities as required. This includes preparation of workpapers for all balance‑sheet general ledger accounts on a monthly or quarterly basis in addition to standard financial statements. Statements are prepared on the reporting basis determined by the client (US GAAP – Historical Cost or Fair Value). Work with the client’s auditors for interim and year‑end audits and help draft the annual audit report.
• Monitors Financial Performance: Compile, analyze, and monitor financial data by performing detailed review of monthly property owner reports. Key tasks include operating statement variance reports, aged receivables, aged payables, and capital expenditures variance to budget. Responsible for calculation of debt ratios in connection with loan covenants where required.
• Treasury Function: Prepare monthly bank reconciliations and record journal entries for reconciling items. Review cash balances to avoid shortfalls, prepare capital calls or loan draws for funding when needed, and prepare distribution waterfalls and execute distribution when required. Ensure fees payable to the management company are calculated accurately and paid timely.
• Risk Management: Support senior team members in managing risk and compliance activities.
• Lease Administration: Review lease abstracts and recurring charge set‑up. Prepare escalation/CAM calculation for income budgeting, billing estimates, and annual true‑ups.

Job Requirements

• Degree from a four‑year college or university with an emphasis in accounting, finance, or a related field.
• A minimum of four years of accounting experience or an equivalent combination of education and experience. Prior experience in real‑estate accounting and analytics is preferred.
• Strong organization and analytical skills.
• Excellent written and verbal communication skills with the ability to present clearly and concisely.
• Intermediate knowledge of Generally Accepted Accounting Principles (GAAP) and Financial Accounting Standards Board (FASB) regulations, including cash, accrual, and GAAP accounting methods.
• Experience with non‑traded REITs, public REITs, and/or open‑ended funds is a plus.
• Ability to comprehend, analyze, interpret complex documents and problem‑solve.
• Intermediate analytical and quantitative skills, solid economics, math, and analytical aptitude.
• Knowledge of real‑estate terms, definitions, and analytical methodology.
• Proficiency with computer software and hardware, particularly Microsoft Office Suite with a focus on Excel.
• Experience with multiple accounting/reporting software applications, preferably Yardi platform experience.
• Ability to make decisions with an understanding of procedures and company policies to achieve set results and deadlines.
