Job summary

CBRE Group, Inc. is seeking a Building Operator (Union) to maintain small to medium-sized buildings and their systems. You will support preventive maintenance and repairs across electrical, mechanical, and HVAC equipment, while ensuring safety and efficient service delivery.

Your duties include daily rounds, log entries, responding to tenant needs, and coordinating with contractors. The role is onsite and aligned with facility operations in a unionized environment.

Responsibilities

• Maintain a clean work environment
• Assist with general building maintenance and repairs such as lighting and door repairs
• Perform minor repairs: replace washers/faucets; clear sinks, toilets and drains; reset breakers
• Maintain/align fan/air handling units; inspect belts and perform filter changes
• Operate and repair mechanical/electrical systems and equipment (boilers, chillers, HVAC, pumps, generators)
• Start-up/shutdown major building equipment and conduct preventive maintenance
• Monitor contractor work to ensure adherence to standards
• Respond to tenant requests and emergencies

About the Role

As a CBRE Building Operator (Union), you will be responsible for maintaining small to medium-sized buildings, building systems, and equipment.

This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

• Conduct generator tests
• Escalate unusual events/occurrences to supervisor
• Work in compliance with Occupational Health and Safety Act and other applicable codes
• Conduct chemical treatment tests
• Complete maintenance of metal/plastic pipe systems
• Participate in review of operating policies/procedures as
• required
• Monitor work of contractors/external service providers to ensure adherence to company/industry standards
• Troubleshoot/repair building automation system
• Complete general mechanical/maintenance duties
• Maintain/align fan/air handling units
• Complete belt inspection/replacement
• Perform minor repairs: replace washers/faucets; clear sinks, toilets and drains; clear grease traps/sumps; re-pack valves; replace pumps/motors; reset breakers, etc.
