Medium sized General Contractor seeking a Superintendent to focus on tenant improvements of ICI buildings in Vancouver. Salary range is $90,000 – $110,000. Outpost Recruitment is excited to work with our client on this full-time permanent role.
Tasks and Responsibility of Superintendent:
General Site Operations:
- Demonstrate leadership in health, safety, and environmental protection on site
- Superintendent will be a self-starter and able to work off their own initiative.
- Good ability to manage schedules, costs, pre-construction, subcontractors and invoicing.

- Maintain job site diary/daily log and prepare a record of the workday daily, including inspections (track them in Procore)
- Participate in project and trade meetings (including meeting with external stakeholders) to monitor and support the project’s ongoing progression
- Study, understand and be ready to talk about plans, drawings, specifications, contract documents, addenda and all the contract conditions set by the client
- Ensure the project is built according to approved plans, specifications, shop drawings, and applicable building codes, and that the high quality standards are maintained
- Maintain inventory of materials and equipment on site and record day in/day out and use/location in Procore
- Participate in preparation of construction operations plan, site safety plan and traffic control plans
- Demonstrate knowledge of standard units and methods of measuring site work concrete, formwork, masonry, and carpentry
- Calculate quantities of the materials required, order materials and ensure quality of the materials specified in the contract
- Mediate conflicting interests of contractors on site, maintain cooperative relations with the site crews
- Know and understand by-laws affecting construction, types of permits and information required by regulatory agencies
Safety:
- Know and understand the “Safety Manual”, health and safety legislation, and best industry practices
- Know, understand, and adhere to the contractual safety requirements and health and safety legislation
- Continue, advise, remedy, or stop work as required in accordance with the manner of work being performed
- Provide disciplinary action and/or dismissal of the subtrade and/or worker if necessary, in accordance with WorkSafeBC regulations and/or safety policies
- Support and promote continuous improvement of the safety program
- Assign safety responsibilities to the site staff, and review daily safety inspections with the site safety officer(s) and acknowledge receipt and review of such inspections
- Participate in monthly corporate safety meetings and site safety inspections, and site inspections with the WorkSafeBC officers
Project Start up:
- Superintendent ensure trades/subcontractors perform a project start up safety and orientation meeting, and the start up form is completed and filed
- Evaluate staff requirements in relation to size, duration, complexity of the job, and type of client
- Establish contract milestones and project strategy, and clearly state and communicate contract objectives to the site team
Quality Control:
- Identify and understand the client’s needs and expectations, and standards and benchmarks to be achieved for each scope of work
- Learn and understand the “Quality Control and Quality Assurance Program”
- Administer checklist controls in accordance with the QC/QA program
- Ensure all deficient and non-compliant work is identified and recorded, and notices are issued to the respective parties
- Promote continuous improvement of the quality assurance program
Schedule:
- Prepare, discuss, involve, and distribute site look ahead schedule (2- or 3-week look ahead) in accordance with the master schedule and in collaboration with the project manager and coordinators
- Identify critical operations of the project that require extra cooperation or special attention
- Record all progress, milestone dates, delays, change orders and communicate those and any delays and/or potential concerns to the project manager and coordinators
- Verify subcontractors’ monthly progress and communicate any schedule deviations
- Plan the mobilization of the project in accordance with the schedule
Procurement:
- Assess reliability and quality of subcontractors, and determine their scope of work
- Issue and confirm purchase orders for materials, equipment and miscellaneous supplies in accordance with the Purchase Order workflow and restrictions
- Research, understand and communicate alternative products and materials if needed
Cost Report:
- Learn, understand, and follow monthly draw cycle and associated submittal timelines
- Maintain written and photographic of all potential claim situations, and protectinterests against potential legal liabilities
Project Close-Out:
- Assess deficiencies and ensure that all work is according to specifications, and government codes and regulations
- Carry out final commissioning of completed systems to the client
- Follow all project close-out procedures as established
- Participate in occupancy inspections, walk-throughs, and coordination meetings
- Participate in planning occupancy and deficiencies inspections, and follow through with communication and plan resolution for all deficient work
- Participate in a project post-mortem discussion
Experience of Superintendent:
- Minimum 5 years of construction site supervision experience (preferably with a Construction Manager or General Contractor)
- Excellent knowledge of the Lower Mainland construction industry, and construction techniques and materials
- Recent proven relevant experience
