Job summary

DECO is seeking a Site Supervisor to oversee residential high-rise construction projects in the GTA. You will lead on-site teams, consultants and trades to deliver projects safely, on time, and to the highest standards, in strict alignment with drawings and specifications.

Responsibilities include managing schedules and budgets, enforcing quality control and PDI processes, coordinating inspections with municipalities and Bulletin 19 consultants, and maintaining thorough as-built records.

Qualifications

• Minimum 5 years on-site supervision on high-rise residential projects.
• Ability to manage large projects with flexibility for weekend work.
• Ability to read architectural, structural, electrical, civil, landscape and interior drawings.
• Proficient with Procore and Newstar; strong MS Office skills.
• Driver's license required.
• Knowledge of Tarion Warranty Program Guidelines and Ontario codes.

Responsibilities

• Oversee residential project in the GTA from start to post-turnover care, coordinating with PM and Director of Construction.
• Enforce schedule and budget, ensure quality control, conduct PDIs and resolve deficiencies.
• Inspect active work areas to ensure conformance with drawings and specs.
• Lead on-site meetings with consultants, trades, and DECO team; promote safety meetings.
• Maintain safety on site through protocols and regular inspections.
• Coordinate ordering of concrete, rebar and materials; manage subtrades and consultants on-site.
• Schedule and complete inspections with municipalities and Bulletin 19 Consultants; address deficiencies.
• Contribute input on schedule, scopes of work and construction plan to PM/Director.
• Preserve accurate as-built records with all subtrades and consultants.

The Role:

The Site Supervisor oversees and coordinates residential construction projects in the GTA. Reporting directly to the Director of Construction and Project Manager, this role ensures compliance with drawings, specifications, and best practices while leading on-site teams, consultants, and trades to deliver projects efficiently, safely, and to the highest standards.

Responsibilities include:

• Overseeing and managing a residential construction project within the GTA, throughout all stages of construction to post-turnover customer care, while working closely with the Project Manager and Director of Construction.
• Enforcing the project schedule and budget, quality control, PDI’s and deficiency resolutions up to and including PDI sign off for the assigned project.
• Inspect all active areas under construction to ensure all scope of work and methods of construction are being completed accordingly.
• Developing and implementing best practices and procedures with respect to the construction project while working closely with the Director of Construction and Project Manager
• Ensuring thorough knowledge of all project drawings and specifications, while reviewing for design inconsistencies and conflicts.
• Attending and leading on-site project meetings with consultants, construction trades and site team, including safety meetings with trades and DECO team.
• Ensuring safety on construction site by implementing and enforcing site safety protocols, conducting regular inspections, and promptly addressing any hazards or non-compliance issues.
• Manage the site team to ensure that all concrete, rebar and other materials are ordered.
• Mange the site team to ensure that all inspections with Municipalities and Bulletin 19 Consultants are scheduled, completed, and any outstanding deficiencies are corrected, documented and reported.
• Provide input to the Project Manager and Director of Construction on project schedule, scopes of work, construction management plan, and construction details.
• Working in collaboration with all subtrades and consultants to ensure all as built records are kept accordingly.

Job Requirements:

• Minimum of 5 years work experience as a site supervisor on high rise residential construction projects, with the completion of at least 1 complete project cycle.
• Capability of managing large projects at one time (requires flexibility to work weekends as required).
• Read and understand all construction drawings including but not limited to architectural, structural, electrical, civil, landscape, and interior design construction and shop drawings and have a thorough understanding of the engineering and architectural design process.
• Excellent project administration and management skills.
• Strong computer literacy including use of email software and Microsoft Office products.
• Experience with Procore and Newstar software system, preferred.
• Detailed knowledge of the Tarion Warranty Program Guidelines, Ontario building codes and regulations.
• Highly articulate and well-presented leader, who is comfortable dealing with all levels of industry professionals and stakeholders, such as municipal officials, consultants, trades, suppliers, peers, senior leadership etc.
• Must have completed Working at Heights, WHMIS, and Supervisor training.
• Driver’s license is a must

Salary Range: $175,000 – $225,000

Compensation for this role will be competitive and commensurate with experience.
