This role partners with the Controller and CFO to deliver strategic insights for property operations, development, and acquisitions.

Qualifications

Responsibilities

• Prepare monthly, quarterly and annual reporting packages with KPI analysis.
• Develop cash flow projections for operating and development properties.
• Support budgets, forecasts, scenarios, and sensitivity analyses.
• Prepare loan/covenant reporting and tax projections; monitor compliance.
• Improve internal controls and support system enhancements (Yardi Voyager).

Senior Financial Analyst

Our client, a Tier 1 real estate company in Vaughan, Ontario, is seeking a talented Senior Financial Analyst to provide advanced financial analysis, forecasting, financial modelling, and reporting across a commercial real estate portfolio, including operating properties, development projects, and corporate initiatives. This highly visible role will provide senior leadership with meaningful financial insights to support strategic decision-making related to property operations, development, and acquisitions. The successful candidate will work closely with the Controller, CFO, and senior leadership team.

Responsibilities

• Prepare monthly, quarterly, and annual reporting packages; analyze portfolio performance, KPIs, and variances; and develop annual portfolio summaries.
• Develop cash flow projections for operating and development properties; support annual budgets and forecasts; and perform scenario and sensitivity analysis.
• Prepare monthly progress draws, lender reporting, and mortgage review packages; monitor loan covenants and ensure compliance with reporting requirements.
• Prepare income tax projections, reconcile federal and provincial tax accounts, and maintain tax installment schedules and monthly remittances.
• Perform internal control testing, maintain documentation, and support digitization, technology enhancements, and financial process improvement initiatives.
• Support system enhancements and reporting improvements within Yardi Voyager and other financial systems.
• Provide financial analysis, reporting, and decision support to the Controller and CFO as required.

Qualifications

• CPA designation required.
• Industry experience in commercial real estate, land development, or construction.
• Strong knowledge of ASPE and real estate accounting requirements.
• Advanced Excel skills, including financial modelling, PivotTables, and lookups.
• Experience with Yardi Voyager is an asset.
• Strong financial analysis, modelling, forecasting, and problem-solving skills.
• Highly organized, with the ability to manage multiple priorities and meet tight deadlines.
• Proactive, detail-oriented, and committed to continuous improvement.
• Excellent written and verbal communication skills, with a high degree of professionalism, integrity, and discretion.
