Job summary

Optima Living in Canada is seeking a Regional Manager, Infrastructure and Capital Improvements to lead maintenance and capital asset strategies across several communities. You will drive safety, efficiency, and cost-effectiveness in asset management while coaching Regional Managers of Maintenance and Capital Assets.

The role requires 5+ years in leadership within maintenance/asset management and a collaborative approach with operations, facilities, and transportation teams.

Qualifications

• Bachelor’s degree in Engineering, Facilities Management, or related field.
• Hands-on construction or trades experience is a plus.
• Proven maintenance and capital asset management leadership experience (5+ years).
• Knowledge of industry best practices and regulatory requirements is a plus.
• Exceptional leadership and interpersonal skills.

Responsibilities

Position Summary

As the Regional Manager, Infrastructure and Capital Improvements, working hand in hand with the respective Directors of Operations, you will play a pivotal role in ensuring the efficiency, safety, and sustainability of our organization’s physical assets and infrastructure. This leadership position will encompass a wide range of responsibilities, overseeing maintenance operations and strategic planning for capital assets within your region.

Key Responsibilities

Maintenance Management

• Support maintenance teams in the region to ensure optimal functioning of all facilities and equipment.
• Develop and implement maintenance procedures and best practices to minimize downtime and reduce operational costs.
• Monitor the performance of maintenance staff and service providers, setting and achieving performance targets.

People Development

• Develop, coach and mentor respective Regional Managers of Maintenance and Capital Assets.
• Collaborate with community leadership, General Managers and Operational Leaders to strengthen their knowledge of building systems and Capital Asset planning.

Capital Asset Planning

• Collaborate with senior management to create a long‑term strategy for capital asset acquisition, maintenance, and replacement.
• Assess the condition of existing assets, prioritize replacements or upgrades, and develop a comprehensive capital asset plan.
• Budgeting for capital projects and ensuring cost‑effective execution.

Regulatory Compliance

• Ensure compliance with all relevant safety, environmental, and industry regulations.
• Implement and enforce policies to guarantee the safety of employees, tenants, and visitors.

Vendor Management

• Oversee relationships with contractors, suppliers, and service providers to maintain and enhance asset quality.
• Negotiate contracts, assess vendor performance, and make recommendations for improvements.

Data Analysis and Reporting

• Utilize data‑driven insights to make informed decisions regarding asset maintenance and replacement.
• Provide regular reports to senior management detailing maintenance activities, asset conditions, and capital spending.

Education and Training

• Develop and implement comprehensive training programs for site maintenance leads and their teams to ensure they have the knowledge and skills necessary to maintain assets effectively.
• Provide ongoing education on the latest industry best practices, emerging technologies, and safety standards.
• Facilitate orientation sessions for new site maintenance leads, equipping them with the tools and knowledge to succeed in their roles.

Operational Commissioning of New Sites

• Lead the commissioning process for new facilities within the region, ensuring that they are brought online efficiently and safely.
• Collaborate with project management teams to integrate new assets into our maintenance and capital asset strategy seamlessly.
• Develop and implement standardized commissioning procedures to guarantee the optimal performance of new assets.

Oversight of Bus Maintenance and Operations

• Take responsibility for the maintenance and operations of our bus fleet within the region, including regular inspections, maintenance scheduling, and compliance with safety standards.
• Collaborate closely with the transportation department to ensure a seamless operation between maintenance and bus services.
• Oversee the bus maintenance and operations teams to guarantee the safety, reliability, and efficiency of our bus services.

Other duties as assigned

• Subject Matter Expert relating to cost reductions and value stream mapping of improvements by prioritizing projects (wish list)

Qualifications and Experience

• Bachelor’s degree in Engineering, Facilities Management, and/or a certification in a specific trade related field.
• Hands on experience in construction or trades are a plus.
• Proven experience in maintenance and capital asset management, with at least 5 years in a leadership role.
• Knowledge of industry best practices, regulatory requirements, and emerging trends is a plus.
• Exceptional leadership and team management skills.
• Excellent problem‑solving abilities and a proactive approach to asset management.
• Strong communication and interpersonal skills.
• Ability to travel to our communities and other locations as required.
