Overview

MODUS Structures Inc. is an experienced off-site design, manufacturing, and construction company, based in Crossfield, Alberta. Established in 2004, MODUS has provided innovative and cost-effective building solutions to the educational, commercial, residential, industrial, and institutional sectors. Operating two manufacturing facilities totaling 200,000 sq. ft. of insulated and heated workspace, the MODUS team works to design, manufacture, and deliver building projects faster than traditional site-built methods.

Role Description

Reporting to the Director of Procurement, the Purchasing Manager leads our procurement operations in a modular manufacturing environment. This role is responsible for managing all aspects of the purchasing function, including developing global and local supplier relationships, negotiating direct-to-manufacturer agreements, and optimizing inventory spend through strategic sourcing. The successful candidate will possess strong knowledge of LEAN procurement practices, ERP systems, and demonstrated leadership in mentoring a high-performing team of buyers.

Responsibilities

Global and Local Sourcing & Supplier Management

  • Identify, evaluate, and manage relationships with global manufacturers, local material distributors, and domestic manufacturers.
  • Engage local suppliers to improve responsiveness, reduce logistics costs, and support regional supply chain resilience.
  • Lead contract negotiations focused on direct manufacturer relationships and long-term cost savings.
  • Monitor supplier performance to ensure quality, cost, delivery, and compliance standards are met.

Procurement Strategy & Inventory Optimization

  • Develop and execute strategic sourcing initiatives to reduce material costs and inventory levels.
  • Drive continuous improvement in inventory turnover, lead times, and supplier reliability.
  • Monitor market trends, raw material pricing, and global and regional logistics risks to proactively adjust procurement strategies.

LEAN Procurement & Operational Efficiency

  • Apply LEAN principles to streamline procurement workflows, reduce waste, and increase value-added activities.
  • Collaborate with production, engineering, and design teams to ensure procurement aligns with manufacturing schedules and design standards.

Team Leadership & Development

  • Lead, mentor, and develop a team of buyers and procurement staff to achieve performance targets.
  • Set clear KPIs and provide regular coaching and performance evaluations.

ERP Systems & Data Management

  • Oversee purchasing and inventory operations within the company’s ERP system.
  • Ensure accuracy of purchasing data, stock levels, and supplier information in ERP.
  • Support system upgrades and integrations to improve procurement visibility and reporting.
Qualifications
  • Bachelor’s degree in Supply Chain Management, Business, Engineering, or related field.
  • 7+ years of progressive experience in purchasing/supply chain roles, with at least 3 years in a leadership role.
  • Proven experience managing a global and local supply chain in a manufacturing or construction-related industry.
  • Strong contract negotiation skills with demonstrated success in direct-to-manufacturer and local supplier agreements.
  • In-depth knowledge of LEAN operations and procurement best practices.
  • Hands-on experience with modern ERP systems (e.g., SAP, Oracle, NetSuite, or similar).
  • Excellent communication, leadership, and analytical skills.
Preferred Attributes
  • Experience in modular construction, off-site manufacturing, or prefabricated building systems.
  • Certification in supply chain management (e.g., CPSM, CSCP, PMP).
  • Working knowledge of import/export regulations and international logistics.
