Responsibilities

As a Property Manager at Hines, your role involves ensuring seamless day-to-day operations of the property with a primary focus on maintaining the physical asset(s) while enhancing the client experience. The ideal candidate will possess organizational skills, meticulous attention to detail, and a genuine enthusiasm for providing outstanding service. The Property Manager will work together with the General Property Manager to lead the property management and operations teams of the 370-acre site of over 1.6M SF of existing hangars and office space, lead the management of the physical real estate, oversee site contract services, support customer relations for a 50,000 person concert venue, administration of other site lease and license agreements, support ongoing construction activities and coordination, support site leasing, support ownership coordination, and support owner led site activations and events from property management perspective. Responsibilities include, but are not limited to:

Hospitality / Leadership
  • In accordance with the firm’s leadership principles — train, mentor, and continuously develop all property personnel in providing a best-in-class hospitality experience.
  • Lead a cross-functional team, including third service providers, in the delivery of Hines’ Hospitality Standards.
  • Apply hospitality hiring practices to identify and hire individuals with a people-centric approach.
  • Support event programming coordination with a focus on creating and maintaining a community atmosphere.
  • Ensure property engagement and service offerings are aligned with Hines’ service level standards.
  • Foster connectivity and support key relationships with ownership, internal stakeholders, vendors, and the public.

Operations
  • Manage operations in alignment with Hines' service level standards including but not limited to internal and external maintenance, security, parking, housekeeping functions, lands, hangars and adherence to budgetary standards.
  • Support the General Manager in supervising the financial performance of the asset(s), ensuring timely rent collection, and identifying capital expenditure requirements, while supporting the General Manager in maintaining full profit and loss (P&L) responsibility.
  • Support the development of the Annual Business Plan and Operating Budget for the property.
  • Support the implementation and the maintenance of marketing and leasing strategies for both current and prospective tenants.
  • Support the lease administration and customer relations for all on-site agreements, including the 50,000-person concert venue hosting 15+ events per year.
  • Ensure property management and security operations are provided for all concert events, focusing on safety, security and community customer service.
  • Support all ownership led activation and community engagement events, ensuring all property management responsibilities are addressed and optimal customer service is provided.
  • Provide support to the construction management teams throughout ongoing on-site operations.
  • Tender, negotiate and provide recommendations for various service contracts and supervise all contractor services related to the physical operation of the property.
  • Display in-depth knowledge of mechanical and life safety systems and collaborate with Operations/Engineering as needed to ensure the building operations comply with established operating and life safety standards and local code.
  • Monitor all property management led construction for compliance per approved plans; ensure all required documentation is obtained in a timely manner.
  • Ensure the property is well-maintained and aesthetically pleasing.
  • Ensure compliance with all government, industry, regional and company required programs, objectives, and policies.
  • Support all fiscal activities, including profit and loss (P&L) responsibility.
  • Support marketing and leasing initiatives for both current and prospective tenants.
  • Support or direct all emergency procedures including but not limited to:
    • Establishing and executing emergency plans and practice drills
    • Monitoring emergency equipment
    • Leading and/or assisting with evacuations, bomb searches and life safety alarms as deemed reasonable and prudent
    • Acting as fire/life safety director while assisting emergency authorities and response teams
Qualifications

Minimum Requirements include:

  • Bachelor’s degree from an accredited institution required (preferably with a focus on business administration, hospitality, real estate, or in a related field).
  • 5+ years of related management experience.
  • Financial experience including P&L responsibility, budgetary oversight, cost analysis, and management of service contracts and arrears.
  • Proficiency in Microsoft Office software.
  • Successful completion of the Hines Property Management Training Program or equivalent real estate knowledge.
  • Passion for working with people and leading with a hospitality mindset.
  • High degree of emotional intelligence with proven ability to think creatively in all job responsibilities.
  • Experience leading a multi-layered team.
  • Solution-oriented with strong organizational, analytical and project management skills
  • Maintain composure and professionalism at all times.
  • Excellent interpersonal, verbal, and written communication skills utilizing proper punctuation, grammar, diction, and style.
  • Eager to be a part of a fast-paced and dynamic work environment.
  • Takes initiative and is a proactive leader always focused on continuous improvement.
  • Work indoors approximately 85% of the time and outdoors 15% of the time.
  • Use olfactory, auditory, and visual senses to inspect building(s) and detect emergency alarms.
  • On occasion, perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings.
  • Ability to lift up to 25lbs.
  • Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters.
  • Transfer properties and work overtime as business needs deem appropriate.
