Job summary

Amica Senior Lifestyles is seeking a Project Manager, Design, Capital Expenditures to lead and deliver design-related capital projects for Eastern Canada from concept through close-out. You will coordinate finishes, scopes, approvals, consultants and procurement while upholding Amica’s brand standards and budgets.

The role reports to the Project Manager, Design + Capital Expenditures and requires collaboration with Design, Asset Management, Operations and Finance teams, travel across Eastern

Qualifications

  • Minimum 5 years of progressive project management experience in design/construction.
  • Degree or diploma in Interior Design, Architecture, or related field.
  • Experience with interior renovation and tenant improvements, hospitality or multi-residential is a plus.
  • Strong budgets, schedules and vendor coordination capabilities.
  • Ability to read and interpret architectural drawings and construction documents.

THE OPPORTUNITY

Reporting to the Project Manager, Design + Capital Expenditures, the Project Manager, Capital Expenditures Design - East is accountable for the successful delivery of design-related capital expenditure and renovation projects across Eastern Canada. The role manages projects from finishes coordination, scope development and approvals through consultant coordination, procurement support, implementation and close-out, ensuring Amica's operational requirements, brand standards, design guidelines, budgets and schedules are maintained. Working collaboratively with Design, Asset Management, Operations, Finance, consultants and vendors, the Project Manager acts as the primary regional design project lead for assigned capital projects.

KEY RESPONSIBILITIES

The Project Manager, Capital Expenditures Design - East is responsible for supporting all design related capital expenditure projects in Eastern Canada. As PM, Capital Expenditures East, this role is responsible for representing Amica on site, ensuring the Amica Architectural program is met, reflected in the drawings and executed on site. This individual plays a key project delivery role, developing, coordinating, and managing all design related aspects of capital expenditure projects within all scope, specifications and design guidelines. Key responsibilities include:

  • Simultaneously manage multiple design capital expenditure projects, including scope development, approvals, consultant coordination, budget management, schedules and project delivery.
  • Define project scope, key deliverables, budgets and milestone schedules for assigned projects.
  • Manage and track project budgets and schedules to ensure projects are delivered on time, within approved budget and agreed scope.
  • Ensure Amica brand, design guidelines, specifications and guidelines are maintained throughout project development and implementation.
  • Coordinate internal teams, consultants, vendors and other project stakeholders to support successful project delivery.
  • Contribute regional project assessments, priorities and budget inputs to the development of the national 5- and 10-year Design Capital Expenditure Plan.
  • Work closely with the FF&E team to coordinate procurement requirements, lead times, delivery logistics and installation.
  • Track and report project status, budgets, schedules, key milestones and risks.
  • Proactively identify and elevate issues and risks with the potential to impact project scope, budget, schedule or quality.
  • Monitor vendor and contractor work, as appropriate, to ensure alignment with approved design intent and quality standards.
  • Conduct design and deficiency reviews at key project milestones and project completion.
COMPETENCIES/ABILITIES
  • Proven ability to successfully manage multiple concurrent projects with competing priorities, budgets and schedules.
  • Strong understanding of design development, construction documentation and construction administration processes.
  • Ability to establish, manage and track project budgets and schedules.
  • Experience coordinating consultants, vendors and contractors through design, implementation and project close-out.
  • Experience with interior design, tenant improvements, FF&E and renovation projects.
  • Ability to work effectively in a fast-paced environment and adapt to changing priorities, directives and project requirements.
  • Strong interpersonal skills, with the ability to communicate assertively, build consensus and maintain effective working relationships across multiple stakeholder groups.
  • Self-motivated and accountable, with the ability to work effectively both independently and collaboratively.
  • Excellent organizational and project management skills, with strong attention to detail and follow-through.
  • Strong written and verbal communication skills, including the ability to clearly communicate project status, risks and required decisions.
  • Proactive problem-solving skills with the ability to identify issues, drive resolution and elevate risks appropriately.
QUALIFICATIONS
  • Minimum 5 years of progressive experience in project management, interior design, architecture, construction or a related field, with demonstrated responsibility for project delivery.
  • Degree or diploma in Interior Design, Architecture, Architectural Technology, Construction Management or a related discipline.
  • Experience delivering interior renovation, capital improvement and/or tenant improvement projects; hospitality, seniors living or multi-residential experience is considered an asset.
  • Demonstrated experience managing project budgets, schedules, consultants and multiple concurrent projects.
  • Strong working knowledge of design and construction processes, with the ability to read and interpret architectural and interior design drawings, construction documents, schedules and specifications.
  • Experience with FF&E coordination, procurement and installation processes.
  • Experience with design visualization, rendering and AI-assisted visualization tools (ie Enscape, Twinmotion, SketchUp, Adobe Photoshop/Firefly or similar) is considered an asset.
  • Ability to travel regularly to project sites across Eastern Canada as required; require use of a car.
