Job summary

ITC Construction in Vancouver is seeking a Preconstruction Manager to lead the delivery of pre-construction services from inception to construction start. You will oversee tendering, schedules, design development support, constructability reviews, risk management, and client relations.

You will build strong relationships with clients and trade partners, prepare tender documents, review trade scopes, and drive projects toward construction.

Qualifications

• Minimum 5 years of experience in the construction field (preferably high-rise residential).
• Experience managing preconstruction phases of complex & multiple projects.
• Track record of driving projects forward to construction start and leading consultant teams.
• Ability to tender and negotiate trade contracts related to preconstruction.

Responsibilities

• Prepare tender documents and distribution lists.
• Review and adjust trade scope based on drawings and project needs.
• Identify value engineering opportunities during preconstruction.
• Negotiate and execute trade contracts and LOI templates.
• Coordinate preconstruction handover meetings with the construction team.
• Manage multiple projects at varying stages in preconstruction.
• Comment on plans and specs at all design stages.
• Develop and manage overall preconstruction and preliminary construction schedules.
• Assess project risks and propose mitigation options.
• Review tender results and project budgets.
• Collaborate with ITC senior management on trade contracts.
• Work with estimating to prepare cost estimates.
• Engage Development Team for permits (demolition, tree removal, etc.).
• Oversee documentation and administrative activities.
• Lead preconstruction planning meetings with stakeholders.
• Foster relationships with clients, consultants, and subcontractors.
• Mentor and grow Pre-Construction Coordinators.

The Pre-Construction Manager is responsible for project tendering, preliminary preconstruction and constructions schedules, assisting in design development, project constructability reviews, scope tracking, bid analysis, value engineering and analysis, risk management, and client relations.

What You Will Do

• Build strong, long-lasting relationships with clients & trade partners.


• Ensure overall client satisfaction through timely and professional responses to questions and concerns, submission of deliverables, and proactively identifying and addressing issues.


• Prepare tender documents, including trade comparison sheets, drawings distribution lists and distribution of tender invites.


• Review and adjust trade scope accordingly based on the tender drawings and project requirements.


• Identify value engineering throughout the preconstruction phase.


• Responsible for preparing, negotiating and execution of trade contracts, including setting up the project templates of Letters of Intent and applicable schedules.


• Liase with the construction team on startup construction and preconstruction handover meetings.


• Work simultaneously on multiple projects at various stages in the pre-construction process.


• Review and comment on the project plans and specifications at all stages of design development.


• Develop, manage, and update the overall preconstruction and preliminary construction schedule.


• Analyze and review project-specific risks and recommend options for mitigation.


• Review and comment on tender results and project budgets.


• Liase with ITC's Senior Management team with respect to trade contracts.


• Work closely with the estimating team in the preparation of estimates.


• Liase with the Development Team, in obtaining various permits such as demolition, tree removal, etc.


• Accountable for documentation management and administrative activities.


• Plan, lead, and schedule pre-construction planning meetings with internal and external stakeholders.


• Build and maintain excellent and professional relationships with clients, consultants and subcontractors


• Direct, manage, mentor, support, and help grow other team members such as Pre-Construction Coordinators.
  

This role could be for you if you have

• Minimum 5 years of experience in the construction field, preferably on high rise residential projects.


• Experience managing the preconstruction phases of complex & multiple projects.


• Track record of driving projects forward to starting construction, including leading and managing consultant teams.


• Ability to tender and negotiate Trade Contracts as it relates to the Preconstruction Process.


• Strong communication, planning and execution skills.


• Demonstrated ability to effectively manage timelines and budgets to ensure delivery of project objectives.


• Strong problem-solving and judgment skills.


• Proven track record of developing relationships with sub trades, consultants, and clients.


• Experience with process value engineering, and documentation control.


• Ability to thrive in a fast-paced, challenging and constantly changing work environment.


• Excellent interpersonal, communication and presentation skills.


• Strong computer skills (Word, Excel, Outlook); MS Project.
