What You'll Be Doing
- Prepare estimates of labour and/or material costs
- Prepare pre‑qualification submissions to present clients
- Read blueprints, drawings and specifications to determine work requirements
- Prepare elemental format estimates (Classes B, C, D)
- Provide economic feasibility studies and preliminary estimates for proposed projects
- Project cash flow and financing requirements
- Create and submit estimate reports, quote sheets and bids forms
- Utilize quantity take‑off procedures
- Advise on tendering procedures
- Analyze tenders and recommend awards
- Monitor and adjust contract expenditures
- Liaise, consult and communicate with engineers, architects, owners, contractors and subcontractors on changes and adjustments to cost estimates
What You Bring
- Deep understanding of how estimates drive construction operations, feasibility, and financial planning.
- Advanced proficiency in divisional and elemental estimates, detailed takeoffs, and cost breakdowns (direct, indirect, overhead).
- Independently prepares Class D–A estimates aligned with project stage and requirements.
- Develops detailed project timelines, resource plans, and progress reports.
- Identifies and mitigates risks early; manages resources efficiently.
- Tracks scope line items with minimal oversight and manages change orders for scope, cost, and schedule impact.
- Strong grasp of the design process from concept to detailed design.
- Coordinates with architects and consultants to integrate design into preconstruction.
- Ensures all estimates and activities align with OBC standards and divisional breakdowns.
- Keeps current with OBC updates and applies changes proactively.
- Thorough understanding of CCDC contracts and contract law principles.
- Interprets, applies, and simplifies contract terms for stakeholders.
- Identifies risks in contract revisions and upholds ethical conduct in negotiations.
- Understands economic factors influencing procurement.
- Analyzes market trends, competitors, and provides actionable insights.
- Performs financial analyses (cash flow, ROI, cost‑benefit) for decision‑making.
- Accurately forecasts and manages project costs, particularly Division 1 expenses.
- Identifies opportunities to optimize cost performance.
- Deep knowledge of bidding, quoting, and award processes.
- Solicits and evaluates subcontractor/supplier bids for completeness, competitiveness, and compliance.
- Writes clear scopes of work and negotiates favorable contract terms.
- Manages full permit lifecycle — submission, coordination, feedback, and approval.
- Liaises effectively with consultants, municipalities, and authorities.
- Proficient in Procore for document control, financial management, collaboration, and reporting.
- Skilled in Microsoft Project setup, task management, and scheduling.
- Proficient in Bluebeam for markups and document collaboration.
- Expert in reading and interpreting all discipline drawings (MEP, Structural, Architectural, Civil).
- Identifies discrepancies early and communicates effectively with stakeholders.
- Develops VE recommendations to reduce cost without affecting quality or timelines.
- Applies target costing and collaborates with design teams to meet cost goals.
- Comprehensive understanding of traditional, modern, and sustainable methods.
- Selects materials based on performance, cost, and sustainability.
- Understands material properties and site‑specific applications.
- Advanced BIM user for modeling, coordination, cost estimation, and risk analysis.
- Knowledge of green building practices, certifications, and energy‑efficient technologies for high‑rise residential developments.
