- The candidate will be responsible for reviewing building permit applications to ensure plans comply with all applicable zoning by-law requirements, recommending solutions where corrective action is required, and reviewing and interpreting construction drawings, including site and subdivision plans and engineering drawings, to confirm compliance with zoning standards and provide information on the procedures required to obtain zoning approval.
- The candidate will be responsible for reviewing, evaluating and approving, where appropriate, all two-unit dwelling registration applications, monitoring application status and managing workflow within prescribed timeframes.
- The candidate will be responsible for reviewing Committee of Adjustment/Land Division applications, performing site inspections, preparing zoning reports, attending Cross-Functional Team meetings and Committee of Adjustment hearings, and confirming all required variances for the purpose of providing public information.
- The candidate must respond to various email, counter and telephone enquiries concerning land use, zoning-related matters, two-unit dwelling registration processes and requirements, by-law interpretation and other related matters.
- The candidate must review and respond to zoning violations, issue zoning violation notices and conduct site inspections with or without Property Standards and By-law Enforcement staff as required to work with property owners toward compliance with the Zoning By-law.
- The candidate will be responsible for providing information in response to lawyers’ requests for compliance reports, conducting research and preparing formal responses on zoning by-law requirements and compliance.
- The candidate must work with other departments on building permit applications, driveway widening applications, site plan applications, zoning by-laws, Site Plan Control, Development Permit System, Interim Control By-law, proposed by-law amendments and Committee of Adjustment applications.
- The candidate will be responsible for providing interpretation services to assist builders and contractors in understanding zoning by-law requirements, including permitted uses, setback requirements, parking requirements and related matters.
- The candidate will be responsible for maintaining the on-line electronic zoning by-law, ensuring that amendments remain up to date, and maintaining thorough knowledge and understanding of City of Brampton zoning by-laws.
- The candidate will be responsible for preparing research material for prosecutions, appearing as a witness and giving testimony in court at the time of prosecution, and liaising with By-law Enforcement staff to coordinate applicable Zoning By-law section(s) for prosecution and the drafting of charges.
- The candidate will be responsible for reviewing and commenting on proposed draft zoning by-law amendments, ensuring consistency in language and identifying potential issues with interpretation and application.
- The candidate will be responsible for reviewing all draft plans of subdivision to ensure compliance with the zoning by-law before registration.
- The candidate will be responsible for providing input and participating in the development of procedural improvements related to ongoing internal departmental and inter-departmental programs.
- The candidate will be responsible for reviewing licensing applications and pool enclosure permit applications.
- The candidate will be responsible for providing guidance and training to new employees and overseeing, assigning and verifying the work of co-op students.
- The candidate will perform other similar and related duties as assigned.
Job Requirements
- The candidate must have High School (Grade 12) graduation plus an additional program of over two (2) and up to three (3) years in Architectural or Engineering Technology, or equivalent.
- The candidate must have more than two (2) years and up to and including four (4) years of experience conducting application compliance reviews related to planning.
- The candidate must have completed a four-year degree in Urban Planning, Environmental Studies, Geography, Architecture, Engineering or a related field of study, which is an asset.
- The candidate must have knowledge of applicable legislation and relevant by-laws.
- The candidate must demonstrate strong organizational and communications skills, with the ability to deal effectively with the public.
- The candidate must have exceptional written and verbal communication and interpersonal skills, with an emphasis on customer service.
- The candidate must have the ability to work independently and as part of a team.
- The candidate must have working knowledge of Microsoft Office Suite.
- The candidate will be required to execute a written employment agreement as a condition of employment.
