Job summary

The Westcliff Group of Companies currently seeks an Operations Manager for Edmonton, AB. Qualifications

  • 5+ years of progressive experience in commercial property operations or similar facilities.
  • Experience leading and developing high-performing teams.
  • Strong knowledge of HVAC, electrical, mechanical, plumbing, BAS, and fire/life safety systems.
  • Experience managing service contracts, vendors, and third-party contractors.
  • Knowledge of occupational health and safety legislation and regulatory compliance.
  • Experience budgeting, forecasting, and variance reporting.
  • Excellent communication, organizational, and problem-solving skills.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Post-secondary education in Building Operations, Facilities Management, Engineering Technology, or related field.
  • FMA or RPA designation is an asset.
  • Proficiency with MS Office; Yardi or similar PM software is an asset.

Responsibilities

  • Lead day-to-day operations, maintenance, safety, sustainability, and physical condition of the mall.
  • Provide leadership, coaching, and development for the operations team.
  • Manage service contracts, vendors, and contractors to ensure quality and cost control.
  • Oversee budgets, forecasts, and variance reporting to improve efficiency and financial performance.
  • Lead energy management and preventive maintenance to maximize asset reliability.
  • Collaborate with Construction and Development teams on capital projects and tenant fit-ups.
  • Support tenant construction, operations, and maintenance while minimizing disruption.
  • Ensure compliance with applicable legislation, health and safety requirements, and property standards.

Operations Manager – Edmonton, AB
The opportunity:

Reporting to the General Manager, the Operations Manager is responsible for the overall operation, maintenance, safety, sustainability, and physical condition of a premier regional shopping centre. The role provides leadership to the operations team and service contractors while ensuring exceptional customer and tenant experiences, efficient building performance, regulatory compliance, and prudent financial management. The Operations Manager works closely with internal stakeholders, tenants, contractors, and service providers to support the property's operational objectives and long-term success.

More specifically, your responsibilities include:
  • Lead the day-to-day operations, maintenance, safety, sustainability, and physical condition of the shopping centre, including building systems, common areas, and exterior site operations.
  • Identify and implement initiatives that enhance operational performance, efficiency, sustainability, safety, and the overall customer and tenant experience.
  • Provide leadership, coaching, performance management, training, and development for the operations team.
  • Manage service contracts, vendors, and contractors to ensure service quality, contract compliance, cost control, and adherence to property standards.
  • Manage departmental budgets, forecasts, and variance reporting while identifying opportunities to improve efficiencies, control costs, and optimize financial performance.
  • Lead energy management, sustainability, and preventive maintenance initiatives by monitoring utility consumption, analyzing building performance, implementing efficiency improvements, and maximizing asset reliability and lifecycle performance.
  • Collaborate with internal Construction and Development teams on capital projects, tenant fit-ups, and property improvements by providing operational expertise and support during planning and implementation.
  • Support tenant construction, operational, and maintenance activities to ensure compliance with property standards and minimize disruption to shopping centre operations.
  • Ensure compliance with applicable legislation, regulations, corporate policies, health and safety requirements, and property standards through inspections, corrective action follow-up, and accurate recordkeeping.
  • Perform other duties as assigned.
Qualifications
  • Minimum 5 years of progressive experience in commercial property operations, shopping centres, retail properties, or large institutional facilities, including supervisory or management responsibilities.
  • Demonstrated experience leading and developing high-performing teams.
  • Strong knowledge of HVAC, electrical, mechanical, plumbing, Building Automation Systems (BAS), and fire/life safety systems.
  • Experience managing service contracts, vendors, and third-party contractors.
  • Strong understanding of occupational health and safety legislation and regulatory compliance requirements.
  • Experience managing budgets, forecasting, and variance reporting.
  • Excellent communication, organizational, and problem-solving skills.
  • Ability to manage multiple priorities in a fast-paced operational environment.
  • Post-secondary education in Building Operations, Facilities Management, Engineering Technology, or a related field.
  • FMA, RPA, or a related professional or technical designation is considered an asset.
  • Proficiency with Microsoft Office Suite; experience with Yardi or similar property management software is considered an asset.
