Job summary

TC Energy in Calgary seeks a Senior Manager, Real Estate to lead strategy, transactions, and portfolio governance across Canada, the U.S. and Mexico.

You will align space planning with headcount, operational needs and growth goals while driving cost efficiency and long-term value. Lead site acquisitions, leases and dispositions; manage due diligence, regulatory reviews, and cross‑border coordination with Legal, Finance and leadership.

Qualifications

  • Bachelor’s degree in Business, Real Estate, Finance, or a related field.
  • 10+ years of progressive corporate real estate experience including lease negotiation, complex transactions, and portfolio strategy.
  • Experience in energy, industrial, or asset-intensive sectors is strongly preferred.

The Opportunity

The Manager Real Estate is TC Energy’s primary subject matter expert for the strategy, transactions, and stewardship of the company’s corporate real estate portfolio, spanning corporate, regional, and field offices, across its Canadian, U.S., and Mexican footprint. Reporting to the Director, Facilities Services and Real Estate Management, the role serves as the company’s senior internal advisor on leasing, acquisitions, dispositions, and portfolio strategy, ensuring real estate decisions align with operational needs, cost efficiency, and long-term business growth. This position requires deep commercial and analytical expertise, the ability to navigate multi‑jurisdictional regulatory environments, and a track record of driving favorable outcomes on complex transactions. The Senior Specialist works in close partnership with Leadership, Legal, Finance, Cost Accountants, and senior business leaders, and manages external brokers, landlords, and consultants across all three countries.

What you’ll do
Portfolio Strategy & Planning

Develop and execute the corporate real estate strategy across Canada, the U.S., and Mexico, aligning the portfolio with headcount, operational, and business growth plans. Conduct ongoing portfolio analysis—utilization, cost per square foot, lease expiries, market conditions—and recommend optimization actions to the Director and senior leadership. Serve as the senior internal expert on long‑range space planning and footprint decisions, partnering with the Director, Facilities Services and Real Estate Management, and business unit leaders. Monitor market trends, emerging real estate risks, and portfolio performance metrics; translate insights into actionable strategic recommendations.

Transactions & Lease Management

Lead site acquisitions, leases, renewals, subleases, expansions, consolidations, and dispositions across all three countries. Negotiate lease and purchase agreements directly and through external brokers, balancing commercial terms, risk, and operational requirements. Manage due diligence for new sites, including zoning, environmental, and regulatory review, in partnership with Legal, Environmental and other business partners.

Cross‑Border & Regulatory Coordination

Engage internal legal counsel, brokers, and consultants in each jurisdiction to ensure compliant, market‑appropriate outcomes.

Financial Management

Prepare business cases, valuations, and financial analyses to support leadership and capital approval decisions. Track and report on portfolio performance metrics for the Director and senior leadership, providing clear insight into cost efficiency and value drivers.

Facilities & Stakeholder Collaboration

Partner with the Facilities team on workplace strategy, space planning, and site readiness for new or renovated locations. Act as a trusted senior advisor to VPs and business unit leaders on the real estate implications of operational and strategic decisions. Manage relationships with landlords, brokers, property managers, and third‑party vendors to ensure service levels and lease compliance.

Governance, Risk & Compliance

Ensure all real estate activity meets TC Energy’s internal governance standards, ethics, and compliance requirements. Maintain strong documentation and audit‑readiness for lease files, transactions, and approvals. Identify and elevate real estate‑related risks—contractual, environmental, market— to the Director as needed.

Minimum Qualifications

Bachelor’s degree in Business, Real Estate, Finance, or a related field. 10+ years of progressive corporate real estate experience, including lease negotiation, complex transactions, and portfolio strategy. Experience in energy, industrial, or another asset‑intensive sector is strongly preferred. Construction experience is an asset. Demonstrated experience managing a multi‑jurisdictional portfolio spanning Canada, the U.S., and/or Mexico is a strong asset. Real estate credentials (e.g., CCIM, CPM, or a Canadian equivalent) are an asset but not required.

Preferred Qualifications

Exceptional commercial negotiation skills with a demonstrated track record of favorable lease and transaction outcomes. Solid financial and analytical acumen; comfortable building business cases and interpreting complex lease economics. Ability to independently manage multiple, concurrent transactions and stakeholders across time zones and jurisdictions. Excellent written and verbal communication skills, with experience presenting and advising at the senior leadership level. High degree of judgment and discretion in handling sensitive, confidential, or high‑value transactions. Collaborative style; able to build trust quickly with internal partners (Legal, Finance, Leadership) and external parties (brokers, landlords, consultants). Self‑directed and resourceful; operates with a high degree of autonomy while keeping the Director appropriately informed.

This position requires candidates to:

Travel to other company locations for meetings or training will be required. This will involve some overnight stays away from home base (estimated up 30% of work schedule)
