Job Description
Summary: The Maintenance Technician assists the maintenance team in maintaining the physical integrity of the community. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe, prompt, and professional manner. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.
Requirements:
Education: High school diploma or equivalent. Ability to read and write English fluently and perform basic to intermediate mathematical functions. Technical certification is a plus.
Experience: Minimum of 1-2 years' experience in property management maintenance, building maintenance, or related trades.
Skills: Ability to diagnose and repair major appliances, HVAC, plumbing, electrical, sheetrock, carpentry, pool care, gutters, wallpaper/painting. Additional skills include good communication, customer service, and basic computer skills.
Licenses: EPA certifications (Type I & II), valid driver's license and insurance, and other licenses as required by law.
Training: Ongoing training during employment, including annual Fair Housing training.
Attendance: Ability to work any day of the week, serve on-call, and work scheduled and additional hours as needed.
Equipment: Ability to use maintenance tools and equipment safely, wear uniforms, and furnish personal hand tools.
Travel: Must be within 30 minutes of the property and able to travel to other locations as needed.
Essential Job Functions:
Physical Demands: Regularly required to stand, walk, handle objects, reach, climb, stoop, kneel, crouch, crawl, and communicate. Must lift up to 50 pounds regularly, 100 pounds frequently, and more with assistance.
Work Environment: Exposure to various weather conditions, chemicals, and noise levels. Use of ladders and confined spaces may be required.
