Job summary

Greystar is seeking a Maintenance Supervisor to lead on-site maintenance for a residential community in Calgary, Alberta. The role involves diagnosing defects, overseeing make-ready processes, and ensuring facilities meet Greystar quality standards.

You will manage a maintenance team, coordinate with vendors, and uphold safety compliance. The ideal candidate has a Bachelor’s/Master’s in Business or Real Estate, 3+ years in residential maintenance, and proven leadership in real estate.

Qualifications

JOB DESCRIPTION SUMMARY

The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities
  • Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move- ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Greystar standards.
  • Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
  • Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
  • Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Conducts regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all CCOSHA, Alberta Occupational Health and Safety Code (OHS), and other safety related laws and requirements to ensure community compliance.
  • Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.
Basic Knowledge & Qualifications
  • Bachelor’s/Master’s degree from an accredited college or university preferred in Business, Real Estate or related fields.
  • 3+ years of experience in a residential building maintenance or facilities operations role.
  • Proven experience in a leadership role within the real estate industry.
  • Demonstrated ability to lead by example and work hands‑on alongside a maintenance team.
  • Advanced knowledge of HVAC, plumbing, electrical systems, and general construction, with a background in construction, HVAC, and plumbing preferred.
  • Strong financial acumen and analytical skills.
  • Excellent communication and negotiation abilities.
  • Knowledge of current market trends and regulatory requirements.
  • Abilities to create and manage stakeholder relationships.
  • Ability to prioritize tasks and adapt to changing operational demands.
  • Must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.
Specialized Skills
  • Incumbents must have all licenses and/or certifications as required by Provinces and local territories.
Travel/ Physical Demands
  • Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Occasional travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
  • Incumbents must be able to stand, walk and/or sit for extended periods of time and push, pull, lift, carry, or maneuver weights of up to nine (9) kilograms independently and twenty‑two (22) kilograms with assistance.
  • Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.
Additional Compensation

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
