Job summary

Avenue Living Residential seeks a skilled maintenance technician to manage resident requests and perform unit preparations, repairs, and preventative maintenance across residential properties. The role emphasizes strong customer service, safety, and teamwork in a dynamic environment.

You will handle routine work orders, assist with property improvements, and maintain inventory while coordinating with leadership for supplies. On-call duties and reliable transportation are required.

Qualifications

• 3–5 years of maintenance/repair experience in residential or commercial settings.
• Ability to work across multiple programs/systems via mobile devices.
• Proven customer service and relationship-building skills.
• Own tools and CSA steel-toed boots required.
• Clean shaven for respirator use; valid driver's license and reliable vehicle.

Responsibilities

• Manage resident requests and follow up to ensure timely, satisfactory completion of work orders (maintenance, pest, quality assurance, etc.).
• Deliver excellent customer service to residents and build long-term relationships.
• Prepare units for occupancy, including painting, drywall repairs, heating, plumbing, and minor electrical work.
• Participate in property improvements and preventative maintenance tasks.
• Perform repairs on building systems and conduct regular inspections.
• Handle routine repairs (doors, hinges, locks) and routine electrical/plumbing tasks.
• Troubleshoot HVAC systems and perform filter replacements.
• Maintain a safe, clean work site and report hazards; complete training as required.
• Perform daily grounds maintenance and manage inventory of supplies and tools.
• Coordinate with Senior Leadership to purchase maintenance supplies and approve purchase orders.
• Be available for On-Call rotations and respond to emergencies.

WHAT WILLYOUDO?

• Responsible for managing resident requests and engaging in proper follow-up to ensure work orders are completed in a timely and satisfactory manner. This includes but is not limited to maintenance, pest, quality assurance and general work orders.
• Deliver excellent customer service to develop long-term relationships with our valued residents.
• Prepare units for occupancy including but not limited to painting, drywall repairs, heating, plumbing and minor electrical repairs. Ensure market ready apartments, common areas, and amenities are clean and maintained daily to Avenue Living Residential quality standards.
• Participate in property improvements and preventative maintenance scheduled tasks.
• Perform repairs and maintenance to building systems and conduct regular inspections.
• Complete routine repairs such as exterior door adjustments, hinges, and locks.
• Execute routine and preventative maintenance for all building equipment including but not limited to boilers, HVAC, general plumbing systems, and minor electrical including plugs, switches, and lights.
• Troubleshoot HVAC systems and perform regular filter replacements.
• Have a safety-first attitude by completing all requested training by deadline and focus on maintaining a clean and safe job site and the ability to identify risks and hazards.
• Perform daily ground maintenance of the properties including picking up and disposing of garbage and rubbish.
• Maintain accurate details of work orders, boiler checks, snow logs, etc. using our various systems and applications.
• Deliver and remove materials and appliances, assisting with installation and disposal of any other unneeded materials as required.
• Maintain and organize inventory of supplies and tools.
• Coordinate with Senior Leadership to purchase maintenance supplies and materials from vendors and ensure purchase orders are approved.
• Be available for scheduled On Call and respond to emergency work orders as required.
• Other duties as required.

WHATWILL YOUNEED?

• 3-5 years’ experience in general maintenance and repairs in a residential or commercial environment.
• A technology-savvy skillset with the ability to work within multiple programs and systems at the same time via mobile phone.
• Strong communication skills with the ability to adapt communication style to meet Resident needs.
• A passion for delivering excellent customer service with strong relationship-building skills.
• Must be able to supply your own tools and CSA steel-toed boots.
• Mandatory requirement to be clean shaven to wear a respirator as required.
• Avaliddriver'slicense, clean driver’s abstract,and access to a reliablevehicle.
• Ability to work outside of normal business hours and be part of the On Call Rotation.
• Must complete & pass a criminal record check.
