Job summary

Avenue Living Residential is seeking a Maintenance Associate (Residential Property) to support on-site operations in Saskatoon. You will handle resident requests, perform general maintenance, and assist with unit readiness and preventive tasks.

Ideal candidates bring 3–5 years of maintenance experience, strong customer service skills, and the ability to work on-call while coordinating with vendors and leadership. Tools and a valid license are required.

Qualifications

• 3–5 years’ experience in general maintenance and repairs in a residential or commercial environment.
• Technology-savvy with the ability to use multiple programs on mobile devices.
• Strong communication skills and the ability to adapt to residents’ needs.
• Customer service orientation with relationship-building abilities.
• Must supply own tools and CSA steel-toed boots.
• Must be clean shaven to wear a respirator when required.
• Valid driver’s license, clean driving record, and access to a reliable vehicle.
• Able to work outside normal hours and be on-call.
• Must complete and pass a criminal record check.

Responsibilities

• Manage resident requests and follow up to ensure timely, satisfactory work orders.
• Deliver excellent customer service to residents and maintain relationships.
• Prepare units for occupancy, including painting, drywall, heating, plumbing, and minor electrical repairs.
• Participate in property improvements and preventive maintenance tasks.
• Perform repairs and maintenance on building systems and conduct inspections.
• Coordinate with senior leadership to purchase maintenance supplies and manage inventory.
• Be available for scheduled on-call rotations and respond to emergencies.

WHAT WILLYOUDO?

• Responsible for managing resident requests and engaging in proper follow-up to ensure work orders are completed ina timelyand satisfactory manner. This includes but are not limited to maintenance, pest, qualityassuranceand general work orders.
• Deliver excellent customer service to develop long-term relationships with our valued residents.
• Prepare units for occupancy including but not limited to painting, drywall repairs, heating,plumbingand minor electrical repairs. Ensure market ready apartments,common areas, and amenities are clean andmaintaineddaily to Avenue Living Residential quality standards.
• Participate in property improvements and preventative maintenance scheduled tasks.
• Perform repairs and maintenance to building systems and conduct regular inspections.
• Complete routine repairs such as exterior door adjustments, hinges, and locks.
• Execute routine and preventative maintenance for all building equipment including but not limited to boilers, HVAC, general plumbing systems, and minor electrical including plugs, switches, and lights.
• Troubleshoot HVAC systems and perform regular filter replacements.
• Have a safety-first attitude by completing all requested training by deadline and focus onmaintaininga clean and safe job site and the ability toidentifyrisks and hazards.
• Perform daily ground maintenance of the properties including picking up and disposing of garbage and rubbish.
• Maintainaccuratedetails of work orders, boiler checks, snow logs, etc. using our various systems and applications.
• Deliver and remove materials and appliances,assistingwith installation and disposal of any other unneeded materials asrequired.
• Maintain and organize inventory of supplies and tools.
• Coordinate with Senior Leadership topurchasemaintenance supplies and materials from vendors and ensure purchase orders are approved.
• Be available for scheduled On Call and respond to emergency work orders asrequired.
• Other duties asrequired.

WHATWILL YOUNEED?

• 3-5 years’ experience in general maintenance and repairs in a residential or commercial environment.

• Strong communicationskills with the ability to adapt communication style to meet Resident needs.
