The Maintenance Technician will assist in cleaning and ensuring the proper physical maintenance of the property. The role requires living on site and performing on‑call duties.
Property Maintenance Responsibilities
- Thorough knowledge of all maintenance systems (pumps, emergency generators, swimming pool, sprinklers, ventilation, boilers, etc.).
- Enforce resident compliance with rules and regulations, with a particular focus on maintenance and the safe storage of hazardous substances.
- Maintain property grounds and facilities to company standards. Ensure sewage, water, gas and electrical systems are in good working order and respond to maintenance inquiries.
- Perform repair and maintenance tasks such as landscaping, mowing, snow removal, and minor repairs of fixtures.
- Safely handle cleaning materials in accordance with WHMIS guidelines.
- Operate and maintain maintenance equipment; supervise snow removal procedures and maintain logs for insurance purposes.
- Coordinate with the Property Manager to schedule contractors and staff, and supervise contractors to ensure the quality of work performed.
- Conduct daily visual inspections of mechanical, HVAC and sprinkler systems.
- Participate in special projects and other duties as assigned.
Customer Service Responsibilities
- Ensure resident issues and service requests are addressed within 24 hours.
- Promote a neighbourly and community atmosphere.
- Interact with residents in a customer‑friendly and professional manner.
- Seek ways to exceed resident service expectations.
Fire Safety, Life Safety & Emergency Situation Responsibilities
- Comply with regular fire safety and life safety standards, keep logs up to date, and conduct fire drills.
- Have extensive knowledge of emergency procedures, including fire, flood and mold, and ensure staff understand them thoroughly.
Cleaning Responsibilities
Exterior Duties
- Snow and ice removal, salting of entrances, walkways and rooftop accesses, and maintain a snow‑removal log.
- Handle garbage and recycling bins.
- Maintain underground garage, parking levels, service rooms, foyers, patios and rooftops.
- Water gardens and lawns.
- Pick up loose garbage around the exterior and address curb‑appeal deficiencies or hazards to residents.
Interior Duties
- Vacuum, sweep and mop common areas.
- Maintain lobbies, elevators, hallways, stairwells and windows, and amenity areas such as laundry rooms, swimming pools and recreation rooms.
- Dust and clean fire hose cabinets, bells and elevator tracks.
- Maintain garbage chutes, garbage rooms and recycling rooms.
- Safely handle cleaning materials in accordance with WHMIS guidelines.
Vacant Units
- Thoroughly clean all appliances, floors, walls, windows, kitchen, washrooms and balconies.
- Repair minor maintenance items such as light fixtures, vents, filters and plumbing fixtures.
- Remove garbage, old or broken appliances.

Skills And Experience Required
- Background in residential property management or related business experience (skilled trade, handyperson).
- Strong customer service and selling skills.
- Excellent communication skills for interacting with residents, prospects, colleagues and trades.
- Maintain a professional and presentable appearance at all times.
- Basic computer and keyboarding skills.
- Ability to perform minor repairs and aptitude for mechanical systems.
- Demonstrated cleaning skills.
- Ability to drive small vehicles and tractorsli>
- Capable of lifting and pushing heavy objects 50–100 lbs, including garbage bins, furniture and appliances, or performing snow removal duties for extended periods.
