Job summary

TULLOCH, based in Sudbury, Ontario, is seeking a Land Use Planner to support a range of planning projects across northern and central Ontario. The role reports to the Planning Manager and offers hybrid work options with a competitive salary and benefits.

You will lead planning applications, engage with stakeholders, and prepare reports and documentation to support Planning Act processes, while applying strong policy analysis and client-relations skills.

Qualifications

• Bachelor’s degree in Urban and Regional Planning or related program.
• 3-5 years experience in land use planning.
• OPPI membership preferred; eligibility within 1 year required at minimum.
• Ability to exercise independent judgment within defined parameters.
• Proficiency in MS Office and strong communication/negotiation skills.

Responsibilities

• Lead development proponents through the Planning Act process.
• Prepare Planning Act applications (Consent, Minor Variance, Zoning By-Law Amendments, Official Plan Amendments, Plan of Subdivision/Condominium, Site Plan Control).
• Prepare Planning Justification Reports and assist in Ontario Land Tribunal hearings.
• Lead public consultation meetings and present to Committees of Adjustment or Municipal Councils.
• Liaise with municipalities, professionals, and government agencies; build client relations.
• Use AutoCAD and other design applications.

Based in Sudbury, theLand Use Plannerwill report to the Planning Manager and will have a wide range of duties on a variety of land use planning projects. This is a new position. The salary range for this position is $72,000 - $104,000 annually.

What You’ll Do:

• Work on both large and small development projects throughout northern and central Ontario
• Lead development proponents through the Planning Act process
• Lead Public Consultation meetings and presentations to Committees of Adjustment or Municipal Councils in support of Planning Act applications
• Prepare Planning Act applications for Consent, Minor Variance, Zoning By-Law Amendments (Rezoning), Official Plan Amendments, Plan of Subdivision/Condominium, and Site Plan Control
• Prepare Planning Justification Reports, assist in preparing for Ontario Land Tribunal (OLT) hearings, and prepare and submit various application packages and supporting documentation
• Add value to land through critical thinking and rigorous policy analysis
• Work with municipalities on strategic planning policy projects
• Undertake Official Plan review exercises and municipal needs analyses
• Liaise with other professionals, municipalities, and government agencies
• Build client relations
• Use AutoCAD and other design applications

Who You Are:

• You have 3-5 years experience working in a land use planning and development role, either in the private sector or at the municipal level
• You have working knowledge of the Planning Act, Provincial Policy Statement, municipal Official Plans, and Zoning or Development Permit By-Laws
• Full membership with the Ontario Professional Planners Institute (OPPI) is preferred. Eligibility for full membership with OPPI within 1 year is required at a minimum.
• You can exercise independent judgment within defined parameters and in alignment with business objectives
• You can adjust your approach as needed to accomplish desired results

What You Should Bring:

The ideal candidate will have at least a Bachelor’s degree in Urban and Regional Planning or other related program. Additionally, you should have:

• High motivation with results-oriented focus
• Superior organizational and multi-tasking skills
• Strong interpersonal and critical thinking skills
• Excellent oral and written communication skills, including analysis and negotiation skills
• Proficiency in using MS Office Suite (Word, Excel, PowerPoint)
• A valid Class G driver’s license
