Job summary

Dream Unlimited is seeking an Intern, Portfolio Management for an 8-month program starting January 2027 in Toronto. The role supports the Industrial Portfolio Management Team with hands-on learning and exposure to real estate finance, budgeting, and forecasting.

You will work on financial analyses, pro forma models, and market research, and collaborate with portfolio managers. The position is on-site in Toronto, with a deadline for applications on Sept 30, 2026.

Qualifications

• Currently enrolled in an undergrad or grad program in Finance, Accounting, or Business Administration.
• Strong interest in real estate finance and portfolio management.
• Willingness to learn and contribute in a collaborative team.

Responsibilities

• Assist in financial analysis and pro forma modeling for leasing, financing, and investment decisions.
• Provide portfolio- and property-level performance analysis.
• Develop and maintain asset-level cash flow models using Argus and BI tools.
• Support data analytics projects and market research.
• Participate in leasing meetings and track activity.
• Assist with internal valuations and liaise with appraisers.
• Contribute to budgets and corporate forecasts; prepare management reports.

What will you do?

The tasks you'll be assigned will vary depending on the team you join, but here are some examples of the things you could be working on:

• Assist in preparing financial analysis and pro forma modeling for a variety of purposes including leasing, financing, and investments decisions;
• Provide portfolio- and property-level performance analysis;
• Develop and maintain asset-level cash flow models – knowledge of Argus Enterprise software considered an asset;
• Participate in data analytics projects – knowledge of Business Intelligence tools such as Power BI is a plus;
• Participate in leasing meetings, track lease activity, and conduct market research;
• Assist with internal property valuations and liaise with third-party appraisers;
• Liaise with portfolio managers and investment teams to assist in segmenting tenants and assets;
• Take an active role in the development of annual budgets and corporate forecasts;
• Assist in preparing presentations and reports for management; and
• Miscellaneous tasks as assigned by your supervisor.

What type of experience should you have?

In addition to your collaborative mindset and positive attitude, you need to be currently enrolled in an undergraduate or graduate program, with a focus on Finance, Accounting, or Business Administration.
