Job summary

Old Oak Properties is seeking a Groundskeeping Technician to maintain residential grounds, manage garbage and recycling rooms, and keep building entrances in excellent condition. The role requires teamwork, a proactive approach, and a strong safety mindset throughout the seasons.

Responsibilities include seasonal grounds maintenance, garden upkeep, and basic light maintenance. The candidate should be able to lift 50 lbs, pass a background check, and work outdoors in all weather conditions.

Qualifications

  • Highschool Diploma or equivalent.
  • Demonstrated verbal and written communication skills in English.
  • Legally authorized to work in Canada.
  • Able to pass a criminal background check and provide a clean driver's abstract.
  • Able to lift at least 50 lbs regularly.
  • Able to work outdoors in all weather conditions.

Role Summary and Purpose

The Groundskeeping Technician is responsible for maintaining the residential grounds, garbage and re-cycling rooms and building entrances in exceptional condition, working in a safe manner during all seasons of the year. Light maintenance duties including changing light bulbs, ceiling tiles, and similar basic tasks are also expectations of the role. A proactive approach together with a team-oriented, can-do attitude is required to ensure a high level of customer and employee satisfaction.

Responsibilities
Spring, Summer, & Autumn Grounds Maintenance:
  • Turf – Grounds walk prior to cutting, trimming, mulching, raking, repairs, and maintenance as required.
  • Tree & Shrub Maintenance – Reporting dead and/or broken tree branches to Assistant Property Manager or Property Manager, ensuring the safety of tenants and customers.
  • Garden Maintenance – Assist with the maintenance and upkeep of all beds, ensuring that all gardens maintain a proper, clean, and neat aesthetic.
  • Generally monitoring flowers, trees, bushes, and other foliage around the portfolio, noting any items that may need additional attention or maintenance to the Assistant Property Manager or Property Manager.
  • Power blowing of all hard surfaces, including parking decks, garages, etc. to rid them of leaves, cut grass, and general debris or as directed by the supervisor.
  • Power washing of all hard surfaces, including parking decks, garages, garbage and re-cycling rooms, building entrances, etc., or as directed by the supervisor.
  • Clean up and remove leaves as required during transitional seasons & other Fall preparation tasks are required.
  • Complete various small landscaping projects throughout portfolio as directed by management.
  • Complete work orders as assigned in common areas of the buildings.
Winter Grounds Maintenance:
  • Ensure all sandboxes are properly placed and filled during transitional seasons (Autumn to Winter).
    • Removed and storage of sandboxes during the Spring season.
  • Clear assigned sidewalks, pathways, etc. of snow and/or winter debris for tenant and employee health and safety.
  • Apply ice control product(s) as required, such as sand and/or salt.
  • Deliver ice control product(s) to various buildings located within London, ON. as required.
  • Maintain all winter logs (delivery, inventory, work completion, etc.) as directed by the Maintenance Supervisor.
  • Garbage Collection – Collection of litter, bulk trash (dressers, furniture, etc.), and cardboard for disposal.
  • Completion of assigned work orders in an efficient, safe, and high-quality manner.
  • Safe, responsible operation of vehicles, equipment, tools, and supplies.
  • Immediate reporting of emergency and/or hazardous situations to the Assistant Property Manager or Property Manager, and the Joint Health & Safety Committee (JHSC).
  • Maintain the cleanliness and order of storage facilities located within the residential buildings, ensuring safety and clear egress for tenants.
  • Maintain order and cleanliness of Heating, Ventilation, and Air Conditioning (HVAC) in applicable buildings.
    • Note: This task does not include maintenance of the actual HVAC systems unless the incumbent possesses a valid and applicable Gas Technician Certification and Red Seal Certification.
  • Continually seek ways to improve the Customer & Tenant Experience, congruent with Old Oak’s Customer Service Excellence expectations.
Qualifications
  • Highschool Diploma or equivalent.
  • Legally authorized to work in Canada.
  • Must be able to pass a criminal background check and possess a clean driver’s abstract.
  • Demonstrated verbal and written communication skills in the English language.
  • Demonstrated attention to detail, organizational, and interpersonal skills, in addition to the ability to work both in a team and independently.
  • Able to climb stairs and ladders and lift at least 50 lbs on a frequent/regular basis.
  • Able to work outdoors and in all weather conditions.
  • Able to sit, stand, and walk for extended periods of time.
  • Valid Forklift Operations License is preferred, but we will train the right candidate.
  • Must have a valid driver's license and a reliable vehicle.
Working Hours

Monday to Friday – Daily working hours 8:0 am – 4:30 pm, depending on daily tasks. Some fluctuation may be required for weather related events (extreme heat, cold or snow fall).
