ABOUT THIS CAREER OPPORTUNITY
Black & McDonald’s Facilities Management team is growing! We’re looking for a reliable and proactive Facilities Technician to ensure the smooth operation and upkeep of a 30-story student residential building. In this role, you will be responsible for maintaining building systems, performing preventive maintenance, and completing general repairs to keep the facility safe, efficient, and comfortable. You will also manage work orders, coordinate vendors, and support seasonal and emergency needs to minimize disruptions and deliver exceptional service. This is a full-time, on-site position (Monday to Friday, day shift), with occasional after-hours availability for emergencies or events. This position is ideal for someone who enjoys hands-on work, problem-solving, and taking ownership of tasks in a dynamic environment where attention to detail and strong communication make a real impact.
GENERAL DUTIES & RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO:
- Conduct routine building walkthroughs and inspections of mechanical, electrical, plumbing, and HVAC systems, log readings and address deficiencies.
- Perform preventive maintenance tasks such as filter replacements, water testing, equipment checks, and basic servicing of building systems; maintain clean and compliant mechanical rooms.
- Complete general repairs and upkeep, including minor plumbing, electrical, HVAC, carpentry, painting, and drywall work.
- Support suite/unit turnovers and seasonal building preparation; assist with small projects, retrofits, and energy/sustainability upgrades.
- Use CMMS to manage work orders, track assets, and maintain accurate maintenance histories and inventory.
- Coordinate and supervise vendors and contractors for repairs, upgrades, and maintenance projects; ensure safety and quality standards are met.
- Oversee seasonal grounds and exterior upkeep (snow/ice control, landscaping) and maintain curb appeal.
- Participate in health and safety meetings and contribute to continuous improvement initiatives.
- Respond promptly to maintenance requests and after-hours emergencies (e.g., leaks, alarms, power/HVAC issues) and stabilize safely.
- Other duties as assigned.
EDUCATION REQUIREMENTS
- Diploma or certificate in building maintenance, facilities management, or a related field, or equivalent relevant experience.
- Trade certificate (e.g., electrical, plumbing, HVAC) are considered an asset.
- A Facilities Management Certificate is an asset.
WORK EXPERIENCE REQUIREMENTS
- 1–3 years of experience in facilities management, facilities maintenance, or a similar technical role.
- Familiarity with building systems such as HVAC, plumbing, and electrical, and a working understanding of preventive maintenance routines.
- Hands-on experience performing general repairs and maintenance tasks is preferred, especially in areas like basic HVAC servicing, plumbing fixes, and electrical troubleshooting.
- Experience using CMMS or similar systems for work order tracking and preventive maintenance scheduling is an asset.
- Exposure to vendor coordination, purchasing processes, and small project support is helpful.

- Ability to perform general maintenance tasks and learn new technical skills.
- Basic troubleshooting for building systems and equipment.
- Basic mechanical and electrical aptitude with a desire to develop diagnostic and troubleshooting skills.
- Comfortable using smartphones/laptops and Microsoft 365 applications.
- Strong communication skills with residents, clients, and contractors.
- Organized and detail-oriented; able to manage multiple priorities effectively.
- Proactive problem-solver with a strong sense of accountability and follow-through. Skilled in anticipating customer needs and implementing practical solutions.
